Hylton Riverside Retail Park, Sunderland: Shops, Parking, Directions and Opening Times
Twelve units in a straight line off Wessington Way, about two miles north-west of Sunderland city centre, anchored by a B&M that has just swallowed the old Aldi. There is no operator website for this park — none, at all — so there are no official opening hours, no store directory and no management phone number. Everything below is either a retailer speaking for its own shop, a letting agent, a lender, a council document or the local press. Here is what each of them says, where they contradict each other, and the long list of things nobody publishes.
Hylton Riverside Retail Park sits on Timber Beach Road in Castletown, on the north bank of the Wear, running parallel to Wessington Way. It is a straightforward linear retail park of the kind built all over the North East in the boom years: one long terrace of big boxes, a car park in front, and a main road behind. Twelve units, a shade over 120,000 sq ft, and a tenant mix — value clothing, toys, pets, frozen food, a bakery — that tells you exactly who it is for.
Start with the thing that shapes this entire page: there is no operator website. We looked for one properly, and there is nothing. No scheme site, no directory, no opening-hours page, no accessibility statement, no contact number for the park as a whole. That is unusual even for a small retail park. It means that nothing on this page can be sourced to "the operator", because there is no operator publishing anything. Every fact below carries the name of whoever did publish it.
It also means we will not be printing a motorway junction. Our rule is that a junction number goes on the page only when the operator publishes it, because a wrong junction is worse than no junction at all. With no operator, there is nothing to quote. Use SR5 3XG and come off Wessington Way, the A1231.
The ownership changed three months before this page was written. In June 2026 the American net-lease REIT Realty Income Corporation completed the purchase of eight British retail parks from Tristan Capital for approximately £260m, and Hylton Riverside is one of the eight. Anything you read online naming Tristan Capital Partners as the landlord — including one of the park's own letting agents — has not caught up. Nor, for that matter, have the agents caught up with Aldi, which left in January 2021 and is still on their occupier lists five and a half years later.
What follows draws on two letting agents, a German lender's 2015 press release, a 2026 CoStar report, the Sunderland Echo, Sunderland City Council's own planning documents, and the store pages of the retailers themselves. Where two sources disagree — and on this park they disagree about the floor area, the size of the vacant unit and even how far it is from the city centre — we have printed both figures and said who published each.
The council's Retail Needs Assessment (2016) indicates that the comparison retail revenue of the City Centre has declined from £335m in 2008 to £272m by 2016, which represents a 19% fall. This is a national trend and partly due to changing shopping habits, such as the growth of out-of-centre retail and online retailing, but also due to increased competition between centres.

Every row above is one shop speaking for itself. With no operator website there is no park-wide opening time, no seasonal schedule and nobody to ring to check. The two rows we would trust most are Greggs and Smyths, because both come from the retailer's own server-rendered store pages, checked on 12 September 2026.
Greggs is the outlier and it is worth knowing about. It opens at 5.30am on weekdays and 6am on Saturday — three and a half hours before anything else on the park. If you work early somewhere along Wessington Way, that is the practical fact about this retail park.
Two retailers' own websites would not give up their hours. Pets at Home renders a "Store opening times" heading with nothing under it, and the B&M store page returns navigation and no content at all. Both are JavaScript-driven pages that our tools cannot read. We have left those rows as "not published" rather than lift times from an aggregator and pass them off as the shop's own.
The Food Warehouse row is a 2018 figure and we have labelled it as one. Those hours were published by the Sunderland Echo on the day the store opened, 17 April 2018. Eight years is a long time in grocery trading hours. Iceland's own store page was not reached.
And the Matalan row is an aggregator's, not Matalan's. We could not reach Matalan's own store page for this branch. Note too that there are two Matalans in Sunderland — this one, the Clearance store at Hylton Riverside, and a separate branch at Pallion Retail Park. Their hours are not the same thing and online listings mix them up.
Getting there
By road
Use SR5 3XG and come off Wessington Way, the A1231. We are not printing a motorway junction number on this page, and the reason is simple: our rule is that a junction goes on the page only when the operator publishes it, and this park has no operator. The closest thing to road guidance that anybody publishes is Completely Retail's description of "direct access from Wessington Way (A1231), which connects to the A1M motorway" — and that is an agent naming a road, not a junction.
The park is on Timber Beach Road in Castletown, on the north side of the river. How far that is from the city centre depends entirely on who you ask, and the four published answers do not agree:
- 2.21 miles (3.57 km) north-west — Completely Retail
- Around 3 miles north-west — Zeitlyn Farrell
- Two miles north-west — ShopsNearMe
- About 2.84 miles north-east — one aggregator, which has the compass point plainly wrong; the park is north-west of the centre, not north-east
Call it a couple of miles and do not rely on any of the decimals.
Parking
580 spaces, and that is genuinely all anyone has ever published. The figure comes from Deutsche Pfandbriefbank's press release of 16 November 2015 announcing the loan secured on the park, it has never been updated, and it predates B&M's 2026 extension.
Whether the parking is free, and whether there is a time limit, is not published by any source we could find. No tariff, no maximum stay, no ANPR operator, no enforcement company. Most retail parks of this shape and vintage park free, and this one very probably does, but we are not going to write that as a fact when nobody states it. Read the signs on arrival, particularly if you are leaving the car for several hours. No height restriction is published either, and there is no published count of blue badge or parent-and-child bays.
By bus
The nearest stop is Enterprise Park, Timber Beach Road, and four services call there:
- 8 (Go North East) — Sunderland to Stanley via Castletown, Waterview Park, Washington Galleries, Harraton, Chester-le-Street, Pelton and Beamish
- 81 (Go North East) — Waterview Park to Gateshead via Teal Farm, Washington Galleries, Lambton, Barley Mow, Birtley, Wrekenton, Harlow Green and Low Fell
- 99 (L & G Coaches) — Leechmere Road Asda to Hylton Castle
- 599 (Gateshead Central Buses) — Sunderland to Hebburn
There is also a Go North East stop named "Hylton Riverside Retail Park" itself, north-west bound, but its page lists no routes. The four above come from Bus Times and are the sourced answer.
By rail and Metro — and a warning
Nobody publishes a credible rail or Metro connection for this park, and one popular journey planner publishes an incredible one. Moovit states that the nearest station is Pallion at "7 min walk", "approximately 515 meters". That is not possible. Pallion Metro is on the south bank of the Wear and the retail park is on the north bank; the river is between them. Moovit is crowd-sourced and this entry is simply wrong. We mention it only because it is the first result many people will see.
Treat this as a car-and-bus park. If you are coming by Metro you will be changing to a bus.
By bike, coach and taxi
No cycle parking, no coach parking and no taxi rank is published by anyone for this site. As with everything else here, that is an absence of publication rather than proof of absence.
The shops
Twelve units, one of them currently being marketed. There is no store directory to count, because there is no operator to publish one, so the list below is assembled from retailers' own store pages, the two letting agents and dated press coverage — and each entry says which.
Confirmed from the retailer's own website
- B&M — Unit 2. The anchor, and now much bigger than it was (see below).
- Pets at Home — Unit 7, with a Pets Grooming salon. The one shop on the park with a published phone number: 0191 516 9100.
- Smyths Toys — Unit 9.
- Greggs — Unit 1B, the 1,000 sq ft unit, and the earliest opener on the park.
Confirmed from dated press coverage or a retailer address
- Matalan Clearance — Unit 1. Note the word Clearance: this is not the same format as the Matalan at Pallion Retail Park across the river.
- The Food Warehouse — opened 17 April 2018, 9,587 sq ft, an investment of more than £750,000, creating 30 jobs.
- Iceland — Unit 5, from a business-directory address listing rather than Iceland's own site.
Named by the agents, but not date-confirmed
Costa, Peacocks, Card Factory, Poundstretcher and Argos Extra all appear on one or both letting agents' occupier lists and on scraped directories. We have not been able to confirm any of them against the retailer's own store finder or a dated source, and the agents' lists on this park are demonstrably stale — both of them still name Aldi, which closed in January 2021. The Argos is the one we would be most careful about, given how many standalone Argos stores have gone nationally; but no closure has been reported here, so we are not writing it off either.
The big move: B&M took the old Aldi unit
This is the most significant thing to happen at Hylton Riverside in years, and it is very recent. On 22 August 2026 B&M announced that its Hylton Riverside store had been expanded into the former Aldi unit, adding 9,921 sq ft of sales space and taking the ground floor to 24,932 sq ft. In a park of about 121,600 sq ft, that is roughly a fifth of the total floor area changing hands within the terrace.
The store manager, unnamed in B&M's own announcement, said the aim was "to make our store even better for customers, giving them even more big, branded products". No job figure was published. What the announcement does tell you, read against the closure below, is that the unit Aldi walked out of in January 2021 sat unabsorbed for five and a half years.
What has gone
Aldi — closed Wednesday 20 January 2021. The Sunderland Echo reported the closure on 22 January 2021. Aldi's stated reason was that the store "no longer met our current requirements". A petition against the closure gathered more than 500 signatures, with supporters pointing to elderly residents who relied on it. Staff were offered posts at four other Aldi stores in Sunderland — Pennywell Industrial Estate, which had opened in June 2020; Carley Hill Road, which reopened after refurbishment the day after Hylton Riverside closed; and Knollside Close.
Poundworld / Discount UK traded at Unit 6. Poundworld collapsed nationally in 2018, but no local closure date was ever published, and Unit 6 is the unit now on the market.
Sports Direct was here at some point: a stock photograph exists captioned "Closing down sale at Sports Direct Hylton Riverside Retail Park". We could not establish a date for it and we are not going to imply one.
The unit to let, and the two agents who disagree about it
Unit 6 is available, and its two marketing agents give it two different sizes. XPROP, on Completely Retail, says 10,024 sq ft. Zeitlyn Farrell, on its own site, says 12,200 sq ft. That is a difference of more than 2,000 sq ft on the same unit, and nobody reconciles it. Zeitlyn Farrell also describes the park as having open planning consent for non-food retail uses.
A tenant list that belongs to a different park
One warning for anyone reading the 2015 acquisition coverage. Europe Real Estate's report of Tristan's purchase lists "DFS Furniture, Aldi, Matalan, Argos extra, Pets at Home and Costa" as the tenants — but that is a combined list for two parks, Hylton Riverside and Hatters Way in Luton, bought in the same deal. The lender's release splits them properly: DFS, Carpetright and Harveys were Luton; Sunderland's 2015 tenants were Matalan, Poundstretcher and Aldi. There has never been a DFS at Hylton Riverside on any evidence we have seen.
Useful to know
Get there early, or get there for Greggs
Greggs opens at 5.30am Monday to Friday and 6am on Saturday. Nothing else on the park is open for hours afterwards. If you are working along the Wessington Way corridor or heading for the A19, that is the one genuinely useful timing fact about Hylton Riverside.
Do not confuse this with Hylton Riverside the business park
This is the trap that catches most people writing about the place, and it catches official documents too. Sunderland City Council's Core Strategy mentions "Hylton Riverside" exactly once — and means offices. Paragraph 2.57 of the Core Strategy and Development Plan 2015–2033 speaks of "the creation of new business parks at Doxford International, Hylton Riverside and Rainton Bridge". The wider Hylton Riverside area, part of Sunderland Enterprise Park, carries industrial and office addresses on Colima Avenue (SR5 3XD), Castellian Road and SR5 3XF, and individual industrial units there are bought and sold separately.
None of that is this retail park. Floorspace figures, job numbers and investment totals for the business park regularly get attached to the twelve-unit retail scheme online, and they should not be. Likewise Wessington Retail Park on Castellian Road (SR5 3BE) is a different scheme again, and the Wickes, McDonald's and KFC on Wessington Way are neighbours, not tenants.
And it is not Riverside Retail Park either
"Riverside Retail Park" without the Hylton is the one in Warrington — which, by a small coincidence, Realty Income bought in the very same eight-park portfolio in June 2026. If you are searching, keep the Hylton in.
Things nobody publishes about this park
This section is short for a reason. With no operator website and no managing agent named anywhere, there is no accessibility statement, no published toilet provision, no Changing Places toilet, no Shopmobility, no gift card, no Wi-Fi, no lost property arrangement, no dogs policy, no quiet hours and no cash machine confirmed. There is no AccessAble guide for the park and no Euan's Guide entry. We could not even find a phone number for the park as a whole — only Pets at Home's.
That is an absence of publication, not proof of absence. A retail park with a Food Warehouse and a B&M almost certainly has toilets and a cash machine somewhere. But if one of these things decides whether your trip works, you will need to ring an individual shop and ask, because there is no one else to ask.
Other North East parks worth comparing
If the mix here is not what you want, the bigger regional options are Silverlink Shopping Park at Wallsend, Retail World Team Valley at Gateshead, Kingston Park Retail Park in Newcastle and, for scale, the Metrocentre. For outlet shopping, Dalton Park is a short run down the A19 and Royal Quays is at North Shields.
How it got here
We cannot tell you when this park opened, and that is not for want of looking. There is no opening year, no developer and no architect on the public record that we could reach. We checked Sunderland City Council's Core Strategy and Development Plan, the council's Retail Needs Assessment of 2016, planning and appeal searches, the trade press, the local press and both letting agents. Nothing.
The most striking blank is the council's own. The Sunderland Retail Needs Assessment 2016 — the city's formal retail evidence base, written by hollissvincent and published in October 2016 — does not mention Hylton Riverside Retail Park at all. It discusses out-of-centre retail in general terms, and it names Galleries Retail Park in Washington as diversifying that town centre's offer, but the largest retail warehouse terrace in the city does not appear. When the council's Core Strategy does use the words "Hylton Riverside", at paragraph 2.57, it is talking about business parks and offices.
What can be dated starts in 2015. On 29 September 2015, European Property Investors Special Opportunities 3, L.P. — the fund advised by Tristan Capital Partners — bought Hylton Riverside together with Hatters Way Retail Park in Luton for approximately €60.5m (£45m). Pradera was named as asset manager on the deal. Read the coverage carefully, because the headline floorspace figure of 202,300 sq ft covers both parks; the split, from the lender, is 121,600 sq ft and 580 parking spaces at Sunderland, and 83,350 sq ft, 370 spaces and 13 units at Luton.
On 16 November 2015, Deutsche Pfandbriefbank announced a £28m loan secured on the two parks, closed that September. It is a dry financing release and it is, by some distance, the single most useful document about this retail park in existence — it is where the 580 parking spaces and the properly split floor areas come from. Mark Terry, Funds CFO at Tristan Capital Partners, is quoted in it saying that "financing is always a crucial element in our transactions"; Charles Balch of pbb is quoted on the relationship between the parties. Neither says anything about Sunderland.
In February 2019 a marketing plan for the park was drawn up by The Harris Partnership, dated 21 February 2019, with the client named as Savills Investment. Whether Savills Investment Management was acting as asset manager for the Tristan fund or held an interest of its own is not published, and we have not assumed either.
Then Aldi left, on 20 January 2021, against a petition of more than 500 signatures, saying the store "no longer met our current requirements". Its unit stayed out of the park's retail offer for five and a half years.
The ownership changed again in June 2026. CoStar reported on 15 June 2026 that Realty Income Corporation had completed the purchase of eight British retail parks from Tristan Capital for approximately £260m at a 7.7% net initial yield, totalling 683,000 sq ft. Hylton Riverside is named among them, alongside Brooklands Retail Park in Cardiff, Cardiff Gate, Great Eastern Way in Rotherham, Ravenside in Erdington, 28 East in Newport, Riverside Retail Park in Warrington — and Hatters Way in Luton, the park it was bought with eleven years earlier and has now been sold with again.
No price is published for Hylton Riverside on its own, in either transaction. £45m was the 2015 pair; £260m is the 2026 eight. Dividing either by the number of parks would be arithmetic dressed up as reporting, and we are not doing it. Nor does any source state an ownership percentage.
Two months after the sale, in August 2026, B&M extended into the old Aldi box. On a park with no website, no manager and no published history, that is the clearest signal available of what the new owner's Sunderland asset is going to look like: fewer, bigger value operators.
What we could not check
- There is no operator website for this park. We searched specifically for one and nothing resolves. Every "Hylton Riverside Retail Park" page online is a scraped listing, not an operator. That is why there are no official hours, no directory, no accessibility information and no park phone number on this page.
- No motorway junction appears here, deliberately. Our rule is that a junction is printed only when the operator publishes it, and there is no operator. The nearest thing anyone publishes is a letting agent saying access is "direct from Wessington Way (A1231), which connects to the A1M motorway". Use SR5 3XG.
- The opening year, the developer and the architect are not published anywhere we could reach. The council's Retail Needs Assessment of 2016 does not mention the park at all, and the Core Strategy uses "Hylton Riverside" to mean the business park, not the retail park.
- Realty Income as owner rests on a single source — CoStar, 15 June 2026. We could not obtain a second outlet confirming it; Insider Media, which has covered the park before, blocks us.
- No price is published for this park alone. £45m was the 2015 price for Hylton Riverside and Hatters Way together; approximately £260m is the 2026 price for eight parks. Neither can be divided down.
- No ownership percentage is published by anyone, so none appears on this page.
- The floor area is published two ways: 121,623 sq ft by Completely Retail in 2026 and 121,600 sq ft by Deutsche Pfandbriefbank in 2015. We cannot tell which measurement basis either uses.
- The vacant unit has two different sizes from its two agents. XPROP says Unit 6 is 10,024 sq ft; Zeitlyn Farrell says 12,200 sq ft. Nobody reconciles the difference.
- The 580 parking spaces come from a 2015 lender's press release and have never been updated. The figure predates B&M's 2026 extension.
- Whether parking is free, and any maximum stay, is not published. No tariff, no time limit, no enforcement company is named by any source. Read the signs on arrival.
- No car park height restriction is published by anyone. If you are driving a van or something with a roof box, judge it on arrival.
- No electric vehicle charging is confirmed on site. Neither Zapmap nor PlugShare lists a charge point at SR5 3XG. The nearby entries belong to other schemes.
- There are no park-wide opening hours. Every time in the hours table is one shop speaking for its own unit, and two of them — Pets at Home and B&M — would not render their hours on their own websites at all.
- The Food Warehouse hours are the 2018 opening-day schedule reported by the Sunderland Echo, not a current figure, and the Matalan hours come from a third-party aggregator rather than Matalan.
- Both letting agents' occupier lists are out of date. Each still names Aldi, which closed on 20 January 2021. Costa, Peacocks, Card Factory, Poundstretcher and Argos Extra are named by the agents but we could not date-confirm any of them.
- No rail or Metro walking distance is published, and Moovit's is wrong. It gives Pallion at "approximately 515 meters" — but Pallion is on the south bank of the Wear and the park is on the north bank. Treat this as a car-and-bus destination.
- The distance from the city centre is disputed four ways: 2.21 miles, "around 3 miles", "two miles" and "about 2.84 miles" — the last of which also has the compass direction wrong.
- Nothing is published about toilets, Changing Places, Shopmobility, Wi-Fi, gift cards, lost property, a dogs policy, quiet hours, cash machines, cycle parking, coach parking or a taxi rank. There is no AccessAble guide and no Euan's Guide entry. Absent from the record is not the same as absent from the site — ring an individual shop if one of these decides your trip.
- Footfall has never been published for this park by anyone, at any date.
- Hylton Riverside is also a business park, and Wessington Retail Park is a separate scheme. Office and industrial floorspace, jobs and investment figures for Sunderland Enterprise Park get attached to this twelve-unit retail terrace online, and they do not belong to it.
