Affinity Devon (Atlantic Village), Bideford: Shops, Parking, Directions and Opening Times

North Devon’s outlet village, on the Clovelly Road at the edge of Bideford, with free parking, an Asda sharing its postcode and a four-acre adventure park attached. It has been called Affinity Devon since 2018 — most people, and most road signs’ worth of local memory, still call it Atlantic Village. Here is what the operator publishes, what a 2016 council-commissioned economic plan says about its effect on Bideford town centre, and the ownership change that only the Register of Overseas Entities can date.

Affinity Devon sits on Clovelly Road at Bideford, three miles off the A39 Atlantic Highway, and it is the only outlet village in North Devon. It opened on 3 August 2000 as Atlantic Village — Gail Porter did the honours at the launch — and it was renamed Affinity Devon in 2018 when it joined the Affinity outlet group.

The name is the first thing to sort out. The operator’s site is affinitydevon.com, with a group mirror at affinityoutlets.com/devon/. Both are server-rendered and gave up hours, the store directory, directions and visitor information to a plain request. The old address, atlanticvillage.co.uk, we could not check at all — two attempts were refused by the host for reasons at our end rather than theirs, so we cannot tell you whether it still works and we are not going to record it as dead. And there is a second trap: a completely different "Atlantic Village" outlet mall exists in Virginia Beach, in the United States, and it poisons search results for this one.

The parking is free, and that is the headline for a lot of visitors. Two descriptions of it exist and we print both below. There is no height limit published, no ANPR contractor named, and dedicated coach parking with a booking arrangement for groups.

The ownership changed on 10 December 2024 and almost nobody reported it. The freehold vehicle is registered on the Register of Overseas Entities, and that register — not the trade press — is what dates the transfer from the Karlin interests to Frasers Group’s property arm. We set the chain out in full further down, because it is unusually well documented for a scheme this size.

What follows draws on the operator’s own pages, a Mountain Warehouse store page that independently confirms the hours, Euan’s Guide for accessibility, the North Devon Gazette’s 25th-anniversary piece from July 2025, a January 2016 economic plan commissioned for Bideford, a 2019 High Court judgment that describes the place in passing, and Companies House. Where sources disagree we print both. Where nobody publishes something — and here that includes the footfall, which has never been published by anyone — we say so.

The essentials

Opening times

Checked on the operator’s own pages in early September 2026, and independently corroborated. The visitor information page gives 9am to 6pm Monday to Saturday and 10am to 4pm on Sundays and bank holidays. Mountain Warehouse’s own store page for this centre agrees day for day, including the bank holiday times and the Christmas Day closure. A tenant’s page confirming rather than contradicting the landlord’s is rarer than it should be, and it is the reason we are confident in the rows above.

There is one conflict, and it is the operator arguing with itself. The homepage flattens the week to "9am–6pm" with no Sunday variant at all. The visitor information page is more specific and is backed by the tenant page, so that is what we have printed — but if you are planning a Sunday afternoon around a 6pm close, do not.

No seasonal or summer hours are published. That matters more here than at most centres: this is a North Devon holiday-trade site, a few minutes from Westward Ho! and Appledore, and August evenings are not August evenings on the operator’s published times. Getting there

By road

The operator publishes a full route, which is unusual, and we are printing it as it stands. It directs you to junction 27 of the M5, then the A361 to Barnstaple, then the A39 Atlantic Highway, over the Torridge Bridge and three miles on to the Abbotsham Cross roundabout.

An honest note about that junction: M5 J27 is at Tiverton, and it is a long way east — the best part of an hour’s driving on the A361 before you are anywhere near Barnstaple. It is the operator’s own published junction and it is the right one for anyone coming up the M5, but do not read "junction 27" as meaning the village is near the motorway. It is not.

Parking

Parking is free, and there are two accounts of it. Bideford Town Council says 700 free spaces plus coach bays. The operator describes a free car park split into a short stay with a two-hour maximum and a long stay with no limit, and publishes no total. Both are above in the fact table. No height restriction is published and no ANPR or enforcement contractor is named by anyone, so if you are in something tall you will have to judge it on arrival.

There is no electric vehicle charging on site. Zapmap’s nearest points in Bideford are at Tesco and the golf club.

Coaches

Dedicated coach parking, and groups of twelve or more are asked to book 48 hours ahead on 01237 422544. For a scheme in a holiday area that is a sensible arrangement and worth knowing about if you are organising a trip.

By train

The nearest station is Barnstaple, which the operator describes as "approximately 20 minutes away by car". Nobody publishes a mileage — not the operator, not the rail companies, not the council. There is no station at Bideford.

By bus

Stagecoach services 21 and 21A run from Barnstaple, and the 15 comes in from the surrounding villages. Barnstaple bus station is on 01271 329089.

Accessibility

There is no AccessAble guide for this centre. What there is instead is a Euan’s Guide entry, and it is a good one, because it includes a disabled visitor’s own assessment rather than only the operator’s.

The guide records disabled bays near the entrances, step-free access on smooth surfaces — the village is open-air and essentially flat — and rates the accessible toilets 5 out of 5. A May 2024 review by a wheelchair user gave the site 4 out of 5 overall but noted that with "some of the shops it’s a struggle to get in & around". That is a disabled visitor’s own words about the units themselves rather than the site, and it is worth more than any operator page.

The operator lends manual wheelchairs free of charge from the management office. The centre holds Devon Tourism Gold 2024 and, separately, Gold for Accessible and Inclusive Tourism 2024.

No Changing Places toilet is confirmed. The operator advertises a "mother nursing room", which is a different thing entirely and should not be read as one. If you need a Changing Places, phone before travelling.

The shops

The live directory carries around 30 to 32 units. It is an open-air outlet village of the traditional sort — a single run of units around a car park rather than a mall — with a large adventure park at one end.

The Asda, which is and is not part of it

There is an Asda on the same postcode, EX39 3QU, on Clovelly Road, per Asda’s own store finder. It is absent from the operator’s store directory, and the operator treats it as a landmark rather than a tenant — its own wording points visitors to "cash machines outside of ASDA". So it is a co-located anchor that you can walk to, not an outlet unit. Whether it sits on the same freehold is not published and we do not know.

Do not confuse it with Atlantic Park Way, EX39 3FR, the separate scheme across the road where Aldi trades. The operator itself describes that as "across the road at Atlantic Park".

Leisure

Atlantis Adventure Park occupies four acres on site, alongside World of Wonder and Really Wild Planet. PureGym opened in June 2025 — the only dated arrival anywhere on the record in the last three years.

The village has been dog-friendly since 2023.

Four big names, and what has actually happened to them

A press piece in July 2025 described four "major retailers" at this centre. None of the four is on the operator’s live directory, and they are in four different states:

• Asda — trading, on the same postcode, but not an outlet unit. See above.
• M&S Outlet — was Unit 24. Closed. No date is published anywhere.
• Gap — was Units 20 and 21. Closed. No date is published anywhere.
• Nike — was Unit 23. Absent from the directory, but never reported closed by anyone. We are not writing this one up as a closure, because nothing supports that. It is genuinely unresolved.

That is the whole of the departures record for a village that has been trading for twenty-six years. Nobody publishes closures here, and we would rather show you the gap than fill it.

Useful to know

Free parking, and how long you can stay

Parking is free. The operator splits it into a short stay capped at two hours and a long stay with no limit, so if you are making a day of it — village, adventure park, Asda — park in the long stay and stop worrying about it.

Bringing the dog

Dog-friendly since 2023, which for an open-air site three miles from the coast is the obvious call.

If you need a wheelchair

Manual wheelchairs are lent free from the management office. The site itself is flat and step-free on smooth surfaces; the constraint, per a wheelchair user reviewing it in May 2024, is getting around inside some of the individual shops.

Cash machines

The operator points visitors to the machines outside Asda rather than to any of its own. That is the only cash-machine guidance published.

What is not published

No footfall figure has ever been published by anyone. No size is published by the operator. No Changing Places toilet is confirmed, no EV charging exists on site, and no seasonal or summer hours are published in a place whose trade is half holiday traffic. How it got here

The village opened on 3 August 2000, with Gail Porter at the launch, and was renamed Affinity Devon in 2018 when it came under the Affinity outlet brand. Both dates come from the North Devon Gazette’s 25th-anniversary piece of 18 July 2025. What was on the site before 2000 we could not verify from any source we would print, and as far as any source goes it was never branded a Freeport.

The ownership chain, dated by the overseas register

This is a good deal better documented than most schemes this size, and the reason is that the freeholder is an overseas entity and therefore on a public register that records the exact day control changed.

The vehicle is overseas entity OE019950, registered on 30 January 2023 under the Register of Overseas Entities and since renamed from "Karlin Atlantic Village Limited" to "0003 Affinity Atlantic Village (Freeholdco) Limited".

On 10 December 2024, in a single day’s filing, FRS Estates Limited (02767493) — Frasers Group’s property arm — was notified as the person with significant control, and all six Karlin parties ceased: Karlin Real Estate Jersey Holdco 2, Karlin Real Estate Europe 2 LLC, Karlin Holdings LP, Karlin Enterprises 2 LLC, Karlin Real Estate 2 LLC, and Dr Gary Karlin Michelson personally, who had been notified since 21 August 2017.

That is the date of the takeover, and the trade press never carried it. BDO’s material on the portfolio adds only aggregate figures — 157 tenancies, a £4.6m annual rent roll and an average weighted unexpired lease term of 2.5 years across the group, not for this centre alone. No price has been published anywhere.

Two things to keep straight while researching it. Global Mutual has no connection to Bideford — we checked rather than assumed. And "Atlantic Village Limited", company 11559173, of Weston-super-Mare, is not the freeholder and has nothing to do with this scheme.

What it did to Bideford town centre

No council quote about this centre could be obtained — Torridge’s retail-impact pages are a glossary that never mentions it, and North Devon’s 2012 retail and leisure study PDF refused our requests twice. What we have instead, labelled and dated, is the Bideford Coastal Community Team Economic Plan of January 2016, which drew on CACI data from 2010.

Its figures are stark. It put Atlantic Village at 54% of the comparison-goods catchment share, against Bideford town centre at 4% and Barnstaple at 30%, and recorded the village’s floorspace rising since 2005 while the town centre’s fell. These are 2010 numbers in a 2016 document and they are sixteen years old now — we are not presenting them as current. The plan’s own conclusion was about circulation rather than simple displacement: that visitors move between the village, Bideford, Westward Ho!, Appledore and Instow.

The planning position is put more bluntly in Solo Retail Ltd v Torridge District Council [2019] EWHC 489 (Admin), decided by Mrs Justice Lieven on 4 March 2019. The judgment describes the site as "an out of centre shopping centre known as Atlantic Village", records it as 2.4km from the town centre, and sets out the planning officer’s reasoning that as an out-of-centre location it attracts no policy protection of its own.
