Affinity Staffordshire, formerly Freeport Talke: Shops, Parking, Directions and Opening Times
The outlet village at Talke has been Affinity Staffordshire for years now, but ask locally and you will still be told to go to Freeport. Here is what the operator publishes about the shops, the free parking and the way in from the M6 — plus the unusually large list of things that nobody publishes at all, starting with the year it opened.
Affinity Staffordshire is an open-air outlet shopping village at Talke, on the northern edge of Stoke-on-Trent, close to where the A500 meets the A34. It is the sort of place you go for a discounted brand-name coat rather than a weekly shop, and it has been trading long enough that a good many of the people who use it have never called it by its current name.
That is the first thing to know. The centre was Freeport Talke — the Freeport Outlet Village — before it was rebranded Affinity, and locally it is still Freeport. We have kept both names on this page for that reason. If you are searching for the operator, though, it is affinitystaffordshire.com, which we checked and found live on 5 September 2026.
The second thing to know is that nobody publishes when it opened. Not the operator, not Newcastle-under-Lyme Borough Council, not the trade press. The only firm anchor we have is that the North Staffordshire Retail and Leisure Study of 2005 surveyed "the Freeport Outlet Village at Talke", so the centre was certainly trading by 2005. We are not going to turn that into a founding year, and you should be suspicious of anyone who does.
The third is about who owns it. Almost every trade report about this centre names only Global Mutual — but Global Mutual is the asset manager, the company that runs the place day to day, not the owner. The owner is Frasers Group. We explain below how that is documented and why so few sources say it.
What follows is drawn from the operator's own pages, a published corporate deal record, council retail evidence, the leasing agent's materials, local press and tenant pages. Where sources disagree we have printed all of them. Where nobody publishes something, we say so rather than filling the gap — and on this centre there is a great deal of that.

Checked 5 September 2026, and this centre publishes three different answers about its own opening hours. We are printing all three because we cannot honestly reconcile them.
The operator's visitor information page gives the fullest and most plausible set: Monday to Saturday 10am to 6pm, Sunday 10am to 4pm, bank holidays 10am to 5pm. That is the version we have led the table with. But the operator's own homepage and contact page both carry a flat "10.00AM - 6.00PM" with no Sunday variant and no bank holiday line, which contradicts it. And Next Outlet's page, hosted on the centre's own website, states a 9.30am opening every day — half an hour before the centre's own stated time, on the centre's own site.
We could not settle it. The operator has a dedicated opening times page, and it would not retrieve for us on either of the two occasions we tried. We also tried the trick that usually works here — reading a national tenant's own store page — and it failed too: H&M's store page for this centre rendered as an empty template with nothing in it.
If you are travelling any distance, or arriving late in the day on a Sunday or a bank holiday, phone 01782 774113 first. A Sunday 4pm close and a flat 6pm close are two hours apart, and that is the difference between a wasted journey and a useful one.
Getting there
By road
The operator publishes a junction, so here it is: M6 junction 16. From there you take the A500 and then the A34 slip road signposted for Congleton, Alsager and Talke. That is the operator's own route description, not a third party's guess, which is why we are comfortable printing it — on plenty of retail parks we are not.
Use the postcode ST7 1XD in the satnav. Be aware that the operator does not publish a street name at all: third-party directories list the address as Pit Lane, or Affinity Pit Lane, but we could not confirm that from the operator or the council, so treat the postcode as the reliable part.
Parking
There are more than 650 free spaces, plus 10 free coach spaces. The operator publishes no maximum stay and names no parking enforcement company, which is genuinely unusual for a centre of this size and is worth reading as "not published" rather than "no limit". There is no published height restriction either. If you are arriving in something tall, or planning to be there most of the day, a phone call beforehand costs nothing.
By bus
Two services are on the record. D&G service 95 stops on Jamage Road, and the operator specifically dates that arrangement from 8 January 2024 — a helpfully precise detail, and one worth checking is still current if you are reading this some time later. First service 4A runs from Hanley and Newcastle and stops on High Street in Talke, which the operator describes as a five to ten minute walk from the centre.
By train
There is no walkable station. The operator does not pretend otherwise: instead of a walking route it gives taxi times, putting Stoke-on-Trent about 10 minutes away and Crewe about 20. If you are coming by rail, budget for a taxi at the far end in both directions.
Accessibility
This is the thinnest part of the record, and we would rather be blunt about it than pad it out. There is no AccessAble guide for this centre — we searched, and none exists, for the site or for any individual store in it. The operator publishes no Blue Badge bay count, mentions no mobility scooter or wheelchair hire, and makes no reference to a Changing Places toilet.
What the operator does state is that assistance dogs are welcome. That is the extent of it. If you have specific access requirements, this is a centre where you will need to ring 01782 774113 and ask rather than plan from the website.
The shops
We counted 44 entries on the operator's own store directory when we read it on 5 September 2026 — and unlike a lot of outlet sites, this directory does render to a plain fetch, so that count is ours rather than a claim we have copied. Three other figures circulate: the leasing agent says "50+", one third-party directory says 45 and another says "over 40". None of them is obviously wrong; they are simply different counts made at different times by people counting different things.
We are not reproducing the full line-up here. We have the count from our own reading of the directory but not a verified name-by-name list we would be willing to stand behind, and a made-up shop list is worse than no shop list. Check the operator's directory on the day you travel. What follows is what is actually documented about individual shops.
What has arrived
- Castore Factory Outlet — open. The letting was reported by the trade press, but no opening date was ever published, so we cannot tell you when it started trading.
What has gone
- Claire's — closed the weekend before 20 April 2026, according to The Sentinel, following the chain's administration in the summer of 2025. This is the only closure here with a date attached to it.
- Gap — appears on the leasing agent's materials but not on the operator's live store list. No closure was ever reported and we could not date a departure, so we have not written it up as one.
H&M: unresolved
We have looked at this twice and still cannot tell you whether H&M is trading here. The evidence pulls both ways. A deal was announced; The Sentinel reported the store as open in January 2023; and H&M's own store code for this location (gb1009) is still live on its systems. Against that, H&M is absent from the operator's current store directory, and its own store page for this centre rendered as an empty template with no content in it when we tried to read it.
No closure has ever been reported by anyone. It is entirely possible the shop is open and simply missing from a directory, and equally possible it has quietly gone. A single phone call to 01782 774113 would settle it, and if H&M is the reason you are making the trip, make that call.
Useful to know
Facilities
The operator confirms free wifi and a soft play area for children. There is no cinema. Beyond that the published facilities list is short, and several things you might reasonably expect to find documented are not.
Charging your car
There is no EV charging on site. The operator says so plainly rather than staying quiet about it, and directs drivers to Higherland Service Station in Newcastle-under-Lyme, which it puts at a 12-minute drive. If you are relying on a top-up while you shop, this is not the centre for it.
Dogs
The operator's stated policy is assistance dogs only. There is no dog-friendly scheme here of the sort several outlet villages now run.
Things the operator does not tell you
We could find no confirmation of cash machines on site. There is no published parking time limit and no published height restriction. There is no footfall figure of any kind — not annual, not weekly, not even a year-on-year percentage change, which most centres release even when they will not give a total. And there is no street name on the operator's own contact details.
None of that means those things are absent or unknowable. It means nobody has published them, and we are not going to fill the gaps with plausible-sounding numbers.
One useful piece of context
Completely Retail reported on 12 August 2025 that the Affinity portfolio was running at 98% occupancy. That is a portfolio-wide figure across four centres, not a Talke figure, so read it as a sign the group is trading healthily rather than as a statement about this site specifically.
How it got here
The honest starting point is that nobody publishes when this centre opened. We went through the operator's own pages, Newcastle-under-Lyme Borough Council's planning and retail evidence, the trade press and local press, and the year is simply not on the record in any source we would be willing to cite.
The one firm anchor is a council document. The North Staffordshire Retail and Leisure Study of 2005 surveys "the Freeport Outlet Village at Talke" as an established part of the sub-regional shopping landscape — so the centre was open, and trading well enough to be worth surveying, by 2005. It was very likely open for some years before that, but "very likely" is not a date and we are not going to print one.
A checked absence worth reporting. Having found the outlet in the 2005 study, we went looking for it in the council's more recent evidence base — and it is not there. The Newcastle-under-Lyme and Stoke-on-Trent Retail and Leisure Study of July 2019 mentions Talke's outlet, Freeport or Affinity zero times. So does the Newcastle-under-Lyme Local Plan 2020-2040 final draft of July 2024. A centre of this size disappearing entirely from its own planning authority's retail evidence between 2005 and 2019 is unusual. We are reporting that as an absence we specifically checked for, not as a conclusion about anything. There may be a straightforward explanation in the studies' methodology that we have not seen. It also, incidentally, killed off any hope of finding a quotable council assessment of the place.
The rebrand from Freeport to Affinity is usually dated to around 2018. We are telling you that figure exists, and telling you in the same breath that we would not print it as a fact: the only source we could find for it is a trade-journal PDF reposted on a personal website, which is not evidence we are prepared to stand a date on. The name change itself is beyond doubt — the centre trades as Affinity Staffordshire today and Freeport Talke is what it was before. The year is not.
Who owns it, and why almost nobody says so. Search the trade press for this centre and you will find Global Mutual named again and again, with no mention of an owner at all — which is exactly how our own first pass came back with the ownership marked unknown. Global Mutual is the asset manager. The owner is Frasers Group, through its property arm FRS Estates Limited.
The documentation for that is not a press release but a published corporate deal record: BDO's own deals listings name FRS Estates Limited as the acquiring entity for the four-centre Affinity portfolio — described as centres in "Staffordshire, Lancashire and Devon and one in Stirling" — and name the special-purpose vehicles involved, among them Karlin Talke, Karlin Fleetwood, Karlin Atlantic Village and Sterling Mills. Those names identify the seller as Karlin Real Estate. Completely Retail, writing on 12 August 2025, likewise describes the portfolio as "owned by Frasers Group".
No completion date and no price have ever been published for that acquisition, by either party or by any trade outlet we checked. We know it happened and we know who was on each side of it. We cannot tell you when, and we cannot tell you what it cost.
Two things this centre is not, both of which we chased down and ruled out. It has no connection to Realm, the shopping centre operator — that was a false lead we followed and discarded. And it is not the West Midlands Designer Outlet at Cannock, which is a different site altogether, owned by Aviva with Richardson, and roughly 25 miles away. Store counts, ownership and opening dates quoted for Cannock have nothing to do with Talke.
What we could not check
- No opening year exists on the public record. No operator, council, planning, trade or local-press source we checked states when this outlet first opened. The only firm anchor is that the North Staffordshire Retail and Leisure Study of 2005 surveys it, so it was trading by 2005. If you see a founding year quoted anywhere else, ask where it came from.
- The centre publishes three different sets of opening hours on three different pages. Its visitor information page gives Monday to Saturday 10am to 6pm, Sunday 10am to 4pm and bank holidays 10am to 5pm; its homepage and contact page both give a flat 10am to 6pm with no Sunday variant; and Next Outlet, on a page hosted on the centre's own website, states a 9.30am opening every day. We have printed all three and reconciled none of them.
- The operator has a dedicated opening times page and it would not retrieve for us on either of two separate attempts, so we could not use the source that ought to settle the hours question.
- We also tried reading a national tenant's own store page to break the hours deadlock, and that failed too: H&M's store page for this centre rendered as an empty template with no content in it.
- Whether H&M is trading here at all is unresolved after two research passes. A deal was announced, The Sentinel reported the store open in January 2023, and H&M's store code gb1009 for this location is still live — but H&M is absent from the operator's current directory and no closure has ever been reported. - Global Mutual is the asset manager, not the owner. Nearly every trade report about this centre names only Global Mutual, which is why the place is so often written up as having no identifiable owner. The owner is Frasers Group, via FRS Estates Limited.
- No date and no price were ever published for the acquisition of the four-centre Affinity portfolio by FRS Estates Limited from Karlin Real Estate. Our source for the deal is BDO's published deal records, which name the acquiring entity and the special-purpose vehicles but give neither a completion date nor a consideration.
- The rebrand from Freeport to Affinity is widely dated to around 2018, but we have not printed that year as a fact: the only source we could find for it is a trade-journal PDF reposted on a personal website, which is too weak to date a rebrand on.

- The 130,000 sq ft floorspace figure is the leasing agent McMullen Real Estate's, not the operator's. The operator publishes no size figure at all.
- No parking time limit and no enforcement company are published, which is unusual for a centre of this size. Read that as "not published" rather than "no limit applies".
- No car park height restriction is published by anyone. It is a surface car park, so a barrier is unlikely, but we will not print a figure that does not exist.
- No footfall figure of any kind has ever been published for this centre — not an annual total, not a weekly one, not even a year-on-year percentage. The 98% occupancy reported by Completely Retail on 12 August 2025 is a portfolio-wide figure across four centres, not a Talke figure.
- There is no AccessAble guide for this centre or for any store in it, and the operator publishes no Blue Badge bay count, no mobility hire and no Changing Places information. Assistance dogs are confirmed welcome; that is the whole of the published access record.
- Cash machines on site are unconfirmed. We found no source saying there are any and none saying there are not.
- This centre has no connection to Realm, and it is not the West Midlands Designer Outlet at Cannock, which is a separate site owned by Aviva with Richardson. Figures quoted for either have nothing to do with Talke.
