Bescot Retail Park, Walsall: Shops, Parking, Directions and Opening Times
A bulky-goods park of about 136,000 sq ft on Bescot Crescent, next door to Walsall FC's ground, anchored by Matalan, Poundland, Halfords and Pets at Home. It has two names, and the shops use the other one. The property industry calls it Bescot Retail Park; McDonald's, Pets at Home and Halfords all address themselves at Broadwalk Retail Park, same street, same postcode, same unit numbers. There is no operator website, no park telephone number and no park-wide opening hours, so everything below is an agent, a tenant, the council or a transport authority speaking — and we have said which, every time.
Bescot Retail Park sits on Bescot Crescent in Walsall, immediately alongside the football ground, about a mile and a half south-west of the town centre. It is a straightforward bulky-goods park: a terrace of large units round a communal car park, with Matalan, Poundland, Halfords, Pets at Home, Farmfoods, an Iceland Food Warehouse and a McDonald's, plus an Acorns Children's Hospice superstore that opened in December 2025. Postcode WS1 4SB.
Start with the name, because it is the thing most likely to send you to the wrong search result. Every commercial source calls this Bescot Retail Park. Several of the tenants do not. Pets at Home's own store page gives its address as "Unit 8 Broadwalk Retail Park, Bescot Crescent, Walsall, WS1 4SB". McDonald's own website files the restaurant under broadwalk-retail-park and titles the page "WALSALL, BROADWALK RETAIL PARK". Halfords' address string, as it appears across directories, is "Unit 6, Broadwalk Retail Park, Bescot Crescent". Same street, same postcode, the same unit numbers.
Walsall Council's planning register carries both names for the same units: a 2002 advertisement consent at "Unit 3, Broadwalk Retail Park", and a much more recent drawing titled "Unit 3 Bescot Retail Park". No source anywhere states a rename, a date or a reason, so we are not writing one. What we can tell you is that if a shop's own website says Broadwalk and your satnav says Bescot, they are the same car park.
There is no operator website and no operator voice on this page at all. We could find no bescotretailpark or broadwalkretailpark domain of any kind, and the Facebook page at facebook.com/bescotretailpark is robots-disallowed to us, so we cannot say who runs it and have taken nothing from it. There is no park management number and no published centre manager, so every figure below is attributed to whoever actually published it.
That absence shapes the whole page. There are no park-wide opening hours, because there is nobody to publish them. There is no operator-published motorway junction, so this page leads on the postcode. The ownership, which on most parks takes one press release to settle, took us two research passes and is still not settled. And roughly a third of the floorspace is not currently a shop: Units 1 and 2, about 45,378 sq ft between them, are marketed by Savills as a "former retail warehouse unit that benefits from Use Class B8 (Storage and Distribution)".
This is an exciting milestone for us – our first ever store on a retail park.

There is no park-wide set of opening hours for Bescot Retail Park, and there is unlikely ever to be one, because there is no operator to publish them. Everything above is an individual shop's hours, and the source is printed on every row because the sources are not of equal quality.
Only two of those rows come from the retailer's own website. Matalan's store page for "Walsall South" is properly server-rendered and gives its hours cleanly — the best source on this park, checked 13 September 2026 — and Acorns published its hours in its own news release. Everything else is an undated third-party directory. Halfords, Pets at Home and McDonald's all have proper store pages for this park and all three returned template text with the store detail block missing, a JavaScript-rendering failure rather than a block. That is why the Halfords row credits a directory. If the hours matter, ring the shop.
The Sundays disagree and we are not reconciling them. Matalan says 10.30am to 4.30pm; Acorns, the Poundland aggregator and the Food Warehouse listing all say 10am to 4pm. Those are all six-hour Sundays, which is what Sunday trading law allows a large store, so they are variations on one constraint rather than a contradiction — but the half-hour at each end is real, and Matalan's is better sourced. We did not chase Farmfoods: its hours appear on at least six aggregators, not one dated or credited.
Getting there
By road
Use the postcode WS1 4SB and follow the signs for the football ground. That is the honest answer, and here is why this page does not open with a motorway junction.
Three commercial sources give one. Savills' brochure for Units 1 and 2 says the park is "0.25 miles from Junction 9 of the M6 motorway, providing excellent transport links to Birmingham, and the Black Country"; Completely Retail repeats "0.25 miles from M6 Junction 9"; LoopNet says "within close proximity of junction 9 of the M6 motorway". None of those is the operator, because there is no operator, and two of the three are the landlord's own letting agents selling space. We print M6 Junction 9 as the agents' claim, attributed, and have kept it out of the headline directions — a junction number taken on trust from a marketing brochure is exactly the kind of thing that sends a driver eight miles the wrong way.
And there is a road number in the agents' copy that we do not believe. Savills and Zeitlyn Farrell both describe the park as sitting "at the junction of Broadway West (A414) and Bescot Crescent", approximately 1.5 miles from Walsall town centre. The A414 is a Hertfordshire and Essex road. It is not Walsall's ring road. We could not establish the correct number, so we have printed the agents' wording, flagged it, and not substituted one of our own. An older NovaLoca record describes access from "Walsall's ring road (the Broadway)" with no number at all, which fits the road but not the number. The same postcode attracts three street names across sources — Bescot Crescent, Broadway West and "the Broadway" — and they are the same junction.
Parking
One commercial listing gives c.696 spaces, at a ratio of 4.3 per 1,000 sq ft. Savills' brochure describes only "a large communal car park to the front" and gives no count. Nobody publishes a price, a maximum stay, an enforcement contractor, an ANPR operator or a height limit. We have looked across two research passes and found nothing; Parkopedia, the usual fallback, blocks us outright.
Free parking is the overwhelming norm on a park of this kind and we would be surprised if this one were not free, but we are still not printing "free" as a fact, because nobody has said it. Read the signs on arrival, and read them properly: parks with no published terms are exactly the ones where an ANPR charge arrives three weeks later.
The football ground next door — and the thing nobody addresses
Walsall FC's ground is immediately alongside at WS1 4SA, and is now officially the Poundland Bescot Stadium — the name Transport for West Midlands uses on its own travel pages. Poundland is both the stadium's naming sponsor and a tenant on this retail park, and its head office is in Walsall.
No source we could find addresses what happens to the retail park's car park on a matchday — whether it is used by supporters, whether it is policed differently, whether access to Bescot Crescent is restricted. For a shopper that is probably the single most useful thing nobody publishes. If you are coming on a Saturday, check the fixture list first.
By train
Bescot Stadium station (BSC) is the station, with services connecting Birmingham New Street, Wolverhampton and Walsall; Tame Bridge Parkway is the alternative TfWM names. West Midlands Railway's own station page is clear about what it is and is not. It is unstaffed, Category C, and — this matters — there is no step-free access to the platforms; ramps are provided on board on request. There are 115 free car park spaces, ticket machines, four cycle stands, a waiting room, an induction loop, CCTV and departure screens, but no toilets, no buffet and no baby-changing. Assistance is on 0333 311 0039.
Nobody publishes a walking time from the station to the retail park. Every published walk time — TfWM's "2 minute walk", for instance — is to the football ground, not to the shops. The two are adjacent but they are not the same destination, and we are not going to convert one figure into the other.
By bus, bike and tram
Transport for West Midlands, on its own travel page for this location, gives Diamond route 45, every 20 minutes in the daytime Monday to Saturday and hourly from 9pm, and route 4 (National Express West Midlands and Diamond) every 8 minutes — but route 4 stops on West Bromwich Road, which TfWM itself calls "a 14 minute walk from the stadium". Most services leave from Bradford Place in Walsall town centre, and TfWM gives a 30 minute walk from the centre of Walsall.
National Cycle Route 5 passes nearby and West Midlands Cycle Hire serves the area, TfWM giving a 15 minute journey from Walsall Arboretum; there are four cycle stands at the station, and none published for the retail park itself. There is no tram — the Midland Metro does not serve Bescot.
The shops
Three sources publish three different tenant lists for this park, and none of them is the operator. As published:
- Edgerley Simpson Howe / Completely Retail: Poundland, Iceland Food Warehouse, Halfords, Pets At Home, Matalan, Farmfoods and McDonald's.
- Zeitlyn Farrell: Poundland, Carpetright, Food Warehouse, Halfords, Pets at Home, Matalan. Adds Carpetright; drops Farmfoods and McDonald's.
- LoopNet: Matalan, Iceland, Halfords, McDonald's, Pets At Home, Poundland, Acorns Children's Hospice. Adds Acorns; drops Farmfoods and Carpetright.
That is nine to eleven occupiers depending on whose list you take, which is why the table above gives a range. Unit numbers, where we have them: 3 Poundland, 5 Iceland Food Warehouse, 6 Halfords, 8 Pets at Home, 9 Matalan, 10 Farmfoods. Unit 4, at 10,152 sq ft, was under offer when we looked.
Be careful about Carpetright
One agent lists it and its page is undated. Carpetright entered administration nationally in July 2024 and most of its estate closed. We have no dated source for a Carpetright at Bescot either opening or closing, so we are not writing it as trading and not writing it as gone. If you are making a special journey for flooring, ring first.
A third of the park is not, on paper, shops
Units 1 and 2 are marketed by Savills Birmingham as a single unit of about 45,378 sq ft — the agents' own figure; the Savills brochure says 45,387 and LoopNet rounds to 45,400, three roundings of one measurement. Savills describes it as a "former retail warehouse unit that benefits from Use Class B8 (Storage and Distribution)", and LoopNet recorded it as under offer with a marketing date of 2 June 2026.
A retail park where a 45,000 sq ft unit carries storage-and-distribution consent is an unusual thing, and it is worth saying plainly: on that consent, about a third of this scheme's floorspace is not shops at all. Walsall's register also holds a document set titled "Proposed Change of Use at Units 1 & 2, Bescot Retail Park", but we could not read the application itself — the register serves those documents through an image handler and we could not work back to the case page — so we have no reference number, no applicant, no proposed use and no decision. That is the biggest single gap on this page.
The planning consent, described two ways
Zeitlyn Farrell says the park trades on "bulky goods consent" with concessions; Completely Retail says Use Class E(a). Those are not the same statement — E(a) is the broad post-2020 retail class, while "bulky goods with concessions" is the older restriction the permission and the leases still bite on — and nobody reconciles them. Both are printed because both are published.
What has arrived, with a date
Exactly one thing on this park has a dated arrival, and it is a good one. The Acorns Children's Hospice superstore, about 10,000 sq ft, is the charity's first ever store on a retail park. Two opening dates are published and they do not match: 22 December 2025 in Acorns' own news release, and 16 December 2025 in the Express & Star, in a piece of 19 December 2025 reporting the store already open and busy. Nobody reconciles them. The likeliest reading is a pre-announced date that moved forward, but that is our inference, not a fact. The store is on 01922 422508.
What has left
Nothing, as far as the public record goes — and that is not for want of looking. We could find no dated departure, no dated refurbishment and no dated reletting for this park, ever. There is no operator newsroom to announce them, the park appears in no trade-press deal coverage we could reach, and the local press coverage is entirely about Acorns. That is a real absence rather than a gap in our research.
Useful to know
Accessibility — what little is published
Nothing park-wide exists. No blue-badge bay count, no accessible-toilet information, no Changing Places toilet, no Shopmobility, no baby-changing, no quiet hours; there is no operator to publish any of it, and no AccessAble or Euan's Guide entry was retrieved. The one thing we have is Matalan's own store page, which flags wheelchair-accessible entry and disabled parking for its store.
The railway station is not step-free to the platforms. That is published by West Midlands Railway and it matters more here than it usually would, because arriving by train is otherwise the obvious answer for a park this close to a station.
Things nobody publishes at all
Cash machines, free Wi-Fi, toilets, lockers, lost property, a quiet room, a dogs policy, gift cards, coach parking and a taxi rank. That does not mean none of these exist — a park with a McDonald's and a Food Warehouse on it certainly has some. It means that with no operator website, nobody has written any of it down.
There is no park number. The ones we have are all individual shops: Acorns superstore 01922 422508, Pets at Home 01922 620081, Halfords 01922 646046, McDonald's 01922 635747, Matalan on its national line 0333 004 4444. Halfords' and McDonald's numbers come from undated third-party directories, not from the chains' own pages.
Do not confuse it with the other Walsall parks
Walsall has a lot of out-of-town retail and the names run together online. Crown Wharf Retail Park, WS2 8LL, is a genuinely separate park, described by its agent as "an edge of town centre retail park, situated at the northern end of the high street" — different postcode district, different agent, not this place. Reedswood Retail Park, WS2 8XA, is about 180,000 sq ft with Sainsbury's, Matalan, B&M and Dunelm, and is bigger than Bescot. Jerome Retail Park is WS1 3QB; Boundary Outlet is WS2 0LE.
The Matalan trap: there are two Matalans in Walsall and search results mix them constantly. "Matalan Walsall South" is this one, at 9 Bescot Crescent, WS1 4SB. "Matalan Walsall North" is at Reedswood Way, WS2 8XA. The hours in the table above are the Walsall South store.
An old NovaLoca record calls the Broadwalk site "considered to be the largest retail park in the Walsall area of the West Midlands". That sits badly against Reedswood's c.180,000 sq ft, and the record is undated, so either it predates Reedswood or it is wrong. We have printed the contradiction rather than pick a side.
Other parks in this corner of the West Midlands
If Bescot does not have what you need, the obvious alternatives within a short drive are Gallagher Shopping Park at Wednesbury, Bentley Bridge Retail Park at Wednesfield and One Stop Shopping Centre and Retail Park at Perry Barr — or, for a completely different scale of trip, Merry Hill.
How it got here
The history of this park is thin, and we would rather tell you that than fill the section. There is no operator, no newsroom, no opening ceremony on record, no named developer, no architect and no original anchor line-up that we could source.
The build date, such as it is
A LoopNet building record for Units 1 to 8 describes a two-storey steel frame structure built in 1995, designed as large-format retail for bulky goods with concessions. That is a commercial listing's building record, not a planning document and not an operator statement, and it is the only build date anywhere. We have printed it attributed and kept it out of the facts table's "Opened" row, because a listing's structural note is not an opening date.
The Broadwalk years
The earliest council record we found for the site is an advertisement consent from 2002 — application 02/0427/AD/W3, for "7 no. fascia and park hoarding sign" at "Unit 3, Broadwalk Retail Park, Walsall WS1 4SB", received on 8 March 2002 and approved for five years on 25 April 2002. Park hoarding signage under the Broadwalk name in 2002 is suggestive of a Broadwalk-branded scheme at that date and nothing more. It does not tell us when the property industry started calling it Bescot, or whether the older name was ever formally superseded. Tenants still use it.
The owner, after two research passes
We cannot tell you who owns this park, and we are not going to guess. What we can tell you is exactly what each source says and how much weight it carries.
Quadrant Estates is named as the landlord on Completely Retail's page for Units 1 and 2 — a third party. More usefully, Quadrant Estates names Bescot Retail Park on its own website, in the portfolio list on its retail page, alongside Star City, The Forge Retail Park, Morfa Shopping Park, Gallagher Retail Park at Junction 9, Snipe, Templars, Abbotsinch, Glenvale Park, Hanwood Park and Linkway. That is Quadrant putting Quadrant at Bescot — a far better source than an agent's listing field.
But it is not a source for ownership. The same page describes Quadrant as acting for "UK REITs, institutions and landowners, private equity and overseas investors" — an adviser and asset manager describing clients, not an owner describing an asset. The Bescot name appears inside a named individual's project list, with no date, no client, no fund and no floorspace, and Quadrant's detailed portfolio page does not feature Bescot at all.
Tristan Capital Partners is named as the landlord on Zeitlyn Farrell's scheme page — one letting agent, and nobody else, anywhere. Tristan is a London fund manager whose funds have bought UK retail-park portfolios, and Quadrant is an asset manager that operates alongside that kind of structure, so the two names fit together in a familiar shape. No source we read says so for Bescot, and we are not going to assemble an ownership chain out of plausibility. We found no acquisition announcement, no price, no date, no Companies House entity and no Land Registry title in two passes, and the trade-press headlines about Tristan-backed retail-park portfolio deals that we could not open were never shown to name Bescot, so we have not connected them to it. No percentage and no price appear on this page, deliberately.
Three letting agents, which is itself telling
Edgerley Simpson Howe LLP is the scheme agent (Giles Pickford, Nick Howe); Zeitlyn Farrell is joint scheme agent and markets Unit 4; Savills Birmingham markets Units 1 and 2 separately as a B8 unit (Daniel Rudd and Christian Smith, 0121 200 4500). A park of this size carrying three separate agents, with a third of its floorspace being marketed for storage, is a park being actively worked on.
The council does not mention it
We went looking for a quote and found a silence instead. Walsall Council's own "A Place for Shopping" chapter does not mention Bescot or Broadwalk anywhere. It names Crown Wharf, and says generally that Walsall has "a wide range of out-of-centre shopping, and pressure for more out-of-centre development", warning of the "Loss of investment and trade from the cumulative build-up of out-of-centre developments over the years" — unattributed policy prose with no named officer, usable as context but not as a quote.
So the borough's own shopping chapter does not acknowledge by name what one source calls the largest retail park in the area. That is a fair indication of how little institutional attention this park attracts, and it is why the quote at the top of this page is a charity retail director talking about his own shop rather than anyone talking about the park.
What we could not check
- There is no operator website, no park telephone number and no operator voice anywhere on this page. No bescotretailpark or broadwalkretailpark domain of any kind could be found, and the Facebook page at facebook.com/bescotretailpark is robots-disallowed to us, so we cannot say who runs it and have taken nothing from it.
- The Broadwalk / Bescot name relationship is our inference, not a published fact. Pets at Home's store page, McDonald's own location URL and page title and Halfords' address string all say Broadwalk Retail Park at WS1 4SB; every commercial source says Bescot Retail Park at WS1 4SB; and Walsall's planning register carries both names for the same Unit 3 about twenty years apart. No source states a rename, a date or a reason.
- The owner is unresolved. Quadrant Estates names Bescot on its own retail portfolio page, but that page describes Quadrant as acting for REITs, institutions, landowners and investors — an asset manager, not an owner — and its detailed portfolio page does not feature Bescot at all. Tristan Capital Partners is named as landlord by one letting agent and by nobody else. No acquisition, price, date, Companies House entity or Land Registry title was found in two research passes, and no percentage or price appears on this page.
- The 136,138 sq ft floor area rests on one agent's copy appearing on two websites. Edgerley Simpson Howe's figure and Completely Retail's are identical to the square foot, which makes them one source, not two. No council, trade-press or valuation figure exists.
- The 696 parking spaces come from a single commercial listing, not from the landlord. Savills' own brochure describes only "a large communal car park to the front" and gives no count.
- No parking price, maximum stay, enforcement contractor or height limit is published by anybody, across two research passes; Parkopedia, the usual fallback, blocks us outright. Free parking is the norm on a park like this, but nobody has said it about this one, so we have not printed it as fact. Read the signs on arrival.
- Electric vehicle charging is unconfirmed. No Bescot Retail Park charge point appears in Zapmap's Walsall listings, but that is a search result rather than the full map — treat it as no evidence of charging rather than evidence of none.
- The 1995 build date comes from a commercial listing's building record only. It is not a planning document, not an operator statement and not a press report, and it is the only build date anywhere. No developer, architect, original anchor line-up or opening event could be sourced at all.
- No motorway junction appears in this page's directions, deliberately. M6 Junction 9 at 0.25 miles is published by Savills, Completely Retail and LoopNet — but there is no operator here, so nothing is operator-published, and two of those three are the landlord's own agents. Use WS1 4SB.
- We do not believe the road number in the agents' copy. Savills and Zeitlyn Farrell both put the park "at the junction of Broadway West (A414) and Bescot Crescent". The A414 is a Hertfordshire and Essex road. We could not establish the correct number and have deliberately not substituted one.
- There are no park-wide opening hours and no prospect of any. Six tenant sets are printed above and only two — Matalan and Acorns — come from the retailer's or charity's own website; the rest are undated third-party directories. Halfords', Pets at Home's and McDonald's own store pages all failed to render their store detail for us, and McDonald's hours survive only as a malformed "5am – 5am" field we have refused to read as 24 hours. No hours at all could be obtained for Pets at Home or Farmfoods.
- The Acorns superstore has two published opening dates — 22 December 2025 in the charity's own release, 16 December 2025 in the Express & Star of 19 December 2025, which reported the store already open. Nobody reconciles them. Separately, Carpetright is listed here by one agent on an undated page and by nobody else; it entered administration nationally in July 2024, and we have no dated source for it at Bescot either opening or closing.
- The Units 1 & 2 change of use is a genuine blank. Walsall's planning register holds a "Proposed Change of Use at Units 1 & 2, Bescot Retail Park" document set, served through an image handler we could not work back from. No reference number, applicant, proposed use or decision, after two attempts. The footfall figure of around 1 million visits a year is similarly thin: one commercial listing, no methodology, no date.
