Gemini Retail Park, Warrington: Shops, Parking, Directions and Opening Times
Everything most people mean by "Gemini" — the IKEA, the Marks and Spencer, the Aldi, the car showrooms — is a neighbour of Gemini Retail Park rather than a part of it. The asset that actually carries the name is three units: Boots, Next and Next Home. And it has no operator at all: no website, no management office, no phone number, no park-wide opening hours and no published parking rules. That absence is the story of this page, and we have built it around what can be verified rather than padding it out from directory listings.
Gemini Retail Park sits on Europa Boulevard at Westbrook, Warrington, Cheshire, at postcode WA5 7TY. It is one of the best-known out-of-town shopping destinations in the North West, and writing about it accurately means starting with a piece of pedantry that turns out to matter enormously.
The property legally called "Gemini Retail Park" is three units. A Boots, a Next of 15,942 sq ft with a Costa concession inside it, and a Next Home of 18,805 sq ft. That is the whole asset. Every floor area, rent roll and yield figure you will read in the trade press about "Gemini Retail Park" describes those three units and nothing else.
Everything else at Gemini is a neighbour, not a tenant. IKEA holds its own freehold. Marks and Spencer sits on its own plot with its own car park, catalogued separately from the retail park's. Aldi, Porcelanosa, McDonald's, Warrington Audi, Arnold Clark Renault and the Gemini Service Station are all separate again. Then there are two entirely different schemes that share the name and are not retail at all: Gemini Trade Park, owned by Mileway, and Gemini Business Park including Gemini8, held by Indurent and Canmoor, both industrial. This is the most tangled multi-scheme case we have written up.
And there is no operator. We checked over three separate rounds. There is no website — we tested gemini-retailpark.co.uk, geminiretailpark.co.uk and the .com, and nothing resolves; no landlord site is indexed anywhere or linked from any tenant, agent or press page. There is no centre management, no phone number, no park-wide opening hours, no footfall figure ever published, and no asset manager named separately from the owner. The only thing that exists is an unverified Facebook page. The owner's own website carries no portfolio listing at all.
So this page is short on the things a shopping-centre page usually contains and unusually firm about why. Where we say something is not published, we mean we went to the owner, the letting agents, the sale particulars, the council's adopted Local Plan and the parking databases and found nothing — a verified absence, not a failed search. What follows draws on the 2023 sale coverage, the sale particulars, Warrington Borough Council's Local Plan, the bus operator's own stop data, retailers' own store pages and the local press.

There are no park-wide opening hours at Gemini Retail Park, and there is no mechanism by which there could be. Park-wide hours are set by centre management, and this park has none. Every time is a retailer's own.
Only one row in that table is primary. Next publishes its hours on its own store locator, and that is the source we have used. Everything else is second-hand: boots.com returns a 403 to us, so the Boots times come from a listings site and were given for one specific week rather than as a standing schedule. The Marks and Spencer store page renders its hours in JavaScript and returned nothing, so those times come from a listings site too — and M&S is a neighbour rather than a tenant here in any case.
No bank holiday hours are published anywhere, for any unit. There is no festive schedule either, and nobody to ring for one.
One trap worth flagging: online listings for a "B&Q Gemini" are a mis-labelled Winwick store, on Delph Lane at WA2 8RD. B&Q is not a tenant here and is not on this site. If you are relying on a directory for anything at Gemini, check the street address before you drive.
Getting there
By road
Use WA5 7TY. We are not printing a motorway junction number, and the reason is that the two published claims contradict each other. Neither the landlord nor Warrington Borough Council publishes one at all. Completely Retail describes the park as "adjacent to Junction 8 of the M62"; visitnorthwest.com says "M62 Junction 8 or 9". Two third-party sources, two different answers, no primary source to settle it — so the postcode is what this page gives you.
Parking
Parking is free and surface level. That is the entirety of what is published about it, and this is a genuinely unusual thing to be able to say with confidence.
There is no published space count, no maximum stay, no enforcement contractor and no height restriction. We went looking for each of them at the owner, both letting agents, the sale particulars, Completely Retail, the Aldi planning consultation boards, Warrington's adopted Local Plan and Parkopedia. Nothing. Parkopedia holds two separate listings — one for "Gemini Retail Park" and one for "Gemini Retail Park M&S" — and both returned a 405 when we tried to fetch them. The existence of those two separate listings is itself useful evidence: the retail park's car park and the Marks and Spencer car park are catalogued as different facilities, which is consistent with everything else about how this site is owned.
The one height-related fact anyone publishes is AccessAble's record that there is no height barrier — and that is on the Marks and Spencer car park only, which is not this park's.
By bus — the one transport link that is properly documented
This is the exception, and it is a good one. Warrington's Own Buses serves a stop named "Gemini Retail Park, M&S", stop code 069000014706. Routes 17, 17A, 17C, 18 and 18E call there, running to Warrington Interchange in the town centre and out the other way to Oakwood by way of Old Hall, Padgate, Fearnhead, Birchwood and Birchwood Park.
That is a real, frequent, town-centre-to-Gemini bus corridor, and it is documented by the operator's own stop data rather than by a directory. If you do not want to drive here, this is how you get here.
By rail
No station distance or walking time is published by anyone. Warrington has two main stations, Bank Quay and Central, and neither is claimed as the station for Gemini by the landlord, the retailers, the council or the rail companies. We are not going to name one and invent a walk to it.
Coach, taxi and cycle parking
Nothing is published on any of the three. With no operator, there is nobody publishing it.
Accessibility
There is no accessibility information for the retail park. No Changing Places toilet, no Shopmobility scheme, no Blue Badge bay count and no step-free access statement is published by anybody, because there is no operator to publish it.

The shops
The three units that are actually Gemini Retail Park

That is the asset. Three units, a weighted average unexpired lease term of about 4.5 years at the time of the 2023 sale, and a rent roll of £1.2m or £1,248,761 depending on which report of that sale you read.
The neighbours everybody means by "Gemini"
These are separate owners and occupiers on separate plots. They are worth listing because they are why the place is a destination at all, and because conflating them with the retail park is how bad information about Gemini gets made:
- IKEA — on its own freehold, and the first IKEA in the United Kingdom.
- Marks and Spencer — its own plot, its own separately catalogued car park.
- Aldi, Porcelanosa, McDonald's, Warrington Audi, Arnold Clark Renault and the Gemini Service Station.
And two schemes that share the name and are not retail: Gemini Trade Park, owned by Mileway, and Gemini Business Park, including Gemini8, held by Indurent and Canmoor. Both industrial.
No full tenant list for the wider cluster could be verified, and we have not assembled one from directory sites, because directory sites are exactly where the confusion between these schemes originates.
The Marks and Spencer rebuild, dated
The neighbouring M&S was rebuilt in two stages. Its market-style food hall opened in October 2024, and clothing, home and beauty reopened on 31 March 2025. The retailer presents the store as the flagship of a £50m, eight-store North West programme.
The Aldi, dated
Aldi opened on 15 September 2023, per Warrington Worldwide, with the ribbon cut by the Team GB skeleton racer Laura Deas. Warrington Borough Council's development management committee had approved it on 21 September 2022, after 120 supportive comments.
Toys R Us — a plausible chain we cannot close
Toys R Us ceased trading in the UK in April 2018. A local history blog in July 2020 recorded that the empty site was destined to become a car dealership, which matches the "former Arnold Clark dealership" that the Aldi replaced. That is a plausible sequence and it is not documented end to end, so we are presenting it as a link that fits rather than as an established fact.
Useful to know
Check the street address before you trust anything
This is the single most useful piece of advice on this page. Because seven or eight distinct property interests share the word "Gemini", opening hours, parking rules, store lists and postcodes get attached to the wrong one constantly. The retail park is on Europa Boulevard, WA5 7TY. A "B&Q Gemini" listing is the Winwick store on Delph Lane, WA2 8RD. A "Gemini" business address may well be an industrial unit on the trade park.
There is nobody to ring
No management office, no customer services desk, no lost property arrangement, no gift card, no Wi-Fi provision, no published dogs policy, no cash machine listing. None of this is us failing to find a page — there is no page. For anything at all, the individual retailer is your only contact.
Come by bus if you can
Routes 17, 17A, 17C, 18 and 18E connect Warrington Interchange to the stop outside Marks and Spencer and run on to Oakwood. Given that nobody publishes how many parking spaces exist or how long you may leave a car in them, the bus is the one journey to Gemini with documented rules.
The council takes a dim view of the place, on the record
Worth knowing if you are trying to understand why the site looks the way it does. Warrington's adopted Local Plan names Gemini Retail Park exactly once, at paragraph 2.1.26, and does so to describe out-of-centre retail as "a significant threat to the vitality and viability of the Town Centre". Policy DEV5 is the plan's retail policy; we could not retrieve its operative text. That is the local planning authority's settled position on this kind of development, and it is the closest thing to an official description of Gemini that exists.
An unexplained insurance rebuild
A loose end we could not tie off. Tata Steel's construction case studies list a "Gemini Retail Park" project with JLL as client "acting on behalf of Landlord under approval of Loss Adjuster" and Ratcliffe Groves Partnership as architect. The mention of a loss adjuster implies an insurance rebuild — a fire or similar — but the page body would not render for us, so there is no date and no scale, and we cannot say which building it concerned.
How it got here
Gemini's history is easier to trace through its neighbours than through the retail park itself, because the neighbours have corporate press offices and the retail park has never had an operator.
1987: the first IKEA in Britain
IKEA Warrington was the first IKEA store in the United Kingdom. That is confirmed by ikea.com's own newsroom, which gives the year as 1987 but not the day. The specific date of 1 October 1987 is single-sourced to the local-history site mywarrington.org, as is the 13 June 1994 date given there for Marks and Spencer's relocation out of Warrington town centre to this site. We have printed both dates with their provenance rather than laundering them into established fact.
The ownership chain
The retail park — the three units — has a documented ownership history and an undocumented price at the end of it:
- Prudential held it originally.
- M&G bought it in 2013 for £29m. This is the only completed price on the record for the asset.
- Knight Frank Investment Management bought it in March 2023, price undisclosed. Savills acted for M&G; Lewis Ellis, through John Ellison and Charles Watson, acted for the buyer.
The £15.6m figure that circulates for the 2023 sale is not a sale price. It is the quoting price in Lewis Ellis's marketing particulars, at a 7.5% initial yield — what the property was asked for, not what it fetched. Nobody has published what Knight Frank Investment Management actually paid, and the buyer's own website carries no portfolio listing to check against.
The particulars do give the income position at the point of sale: a rent roll reported as £1.2m by Place North West and as £1,248,761 by the Chester and District Standard, on a weighted average unexpired lease term of about 4.5 years.
2023 to 2025: the site rebuilt around the retail park
The three units have been quiet; their neighbours have not. Aldi opened on 15 September 2023, on the site of a former Arnold Clark dealership, having been approved by Warrington Borough Council's development management committee on 21 September 2022 against 120 supportive comments. Marks and Spencer rebuilt in two stages, opening its market-style food hall in October 2024 and reopening clothing, home and beauty on 31 March 2025, as the flagship of a £50m eight-store North West programme.
Both of those are substantial investments in the Gemini cluster, and neither is an investment in Gemini Retail Park, which is a point worth holding onto when you read that "Gemini" has had £50m spent on it.
Listed buildings
Historic England holds nothing on or adjacent to the site. There are listed buildings in Winwick village nearby, but nothing on Europa Boulevard or at Winwick Quay.
What we could not check
- There is no operator, and that is a verified finding rather than a search failure. Three separate rounds of checking found no website (gemini-retailpark.co.uk, geminiretailpark.co.uk and geminiretailpark.com were all tested and none resolves), no centre management, no phone number, no park-wide hours and no asset manager named apart from the owner. - IKEA's exact opening day is not confirmed by IKEA. Its own newsroom gives 1987 and confirms the store as the first in the UK; the date of 1 October 1987, and the 13 June 1994 date for the M&S town-centre relocation, are both single-sourced to a local-history site.
- The Toys R Us to car dealership to Aldi sequence is plausible but not documented end to end.
