Parc Fforestfach, Swansea: Shops, Parking, Directions and Opening Times
A 141,000 sq ft retail park on the A483 at Cadle, four miles north-west of Swansea, bought by M Core in October 2024 and renamed M Parc Fforestfach. The single most useful thing on this page: the Tesco Extra next door is not part of it, and the M&S, Currys and Next Outlet people mean when they say “Fforestfach” are at a different park across the road on a different postcode. Here is what the owner publishes, what it does not, and where the figures fight each other.
Parc Fforestfach sits on Pontardulais Road — the A483 — at Cadle, on the north-western edge of Swansea. The property trade puts it "approximately 4 miles north west of Swansea City Centre", which is the wording the agents and the owner both use. Satnav postcode SA5 4BA; the operator also publishes a what3words reference, ///began.making.rush.
The park has a new name and most of the internet has not caught up. In October 2024 it was bought by Sheet Anchor, part of the M Core group, and renamed M Parc Fforestfach. The owner's own announcement spells it out: "M Parc Fforestfach (formerly Fforestfach Retail Parc)". The web address did not change, and that is the address you want — fforestfachretailparc.co.uk resolves, is the real operator site, and carries the new branding on the old domain. Now the part that matters when you are in the car. There are four separate retail schemes clustered on this stretch of Pontardulais Road, and online write-ups blend them constantly. We set all four out below — but the short version is that the Tesco Extra shares the park's postcode and is owned by Tesco, and the M&S, Currys and Next Outlet are at a different scheme across the road on SA5 4BB.
The operator publishes almost no opening hours. Its site has a section headed "Opening Hours" and the only thing in it is "Bank Holidays: 10:00am – 4:00pm" and the line "Individual store opening hours may vary." No Monday-to-Saturday time, no Sunday time. We have built the hours table below out of the tenants' own store pages instead, and labelled every row.
What follows draws on the owner's own estate and news pages, the October 2024 acquisition coverage, Completely Retail's particulars, Parkopedia and the retailers' own store pages. Where two sources give different numbers — and here they do, on floorspace, on unit count, on parking spaces and on how long parking is free — we have printed both and said who published each.
We are delighted that The Food Warehouse has decided to open a large format store in Fforestfach. The commitment made is a strong indication of the underlying strength of the local retail catchment.

Checked on 12 September 2026. This is one of the thinnest hours situations we have run into. The operator's website has a section called "Opening Hours". The entire contents of that section are the line "Bank Holidays: 10:00am – 4:00pm" and the disclaimer "Individual store opening hours may vary." We read the homepage twice, with different questions, to be sure we were not missing a table. There is no Monday-to-Saturday time and no Sunday time published for the park by its owner.
The site's other pages — opening hours, store directory, about — could not be read at all: two would not clear our fetching rules and the shopping page Google still indexes returns a hard 404. So the table above is built from the shops, not the landlord. Home Bargains publishes its own hours for "Parc Fforestfach, Swansea, SA5 4BA" and that is the most reliable row on the page. Tesco publishes its own for the Extra next door. The rest are aggregator listings and are labelled as such.
The one thing everybody agrees on is Sunday: 10am to 4pm. That is Sunday trading law doing its work on the large stores rather than a house rule, and you can rely on it. Anything before 8am or after 8pm, ring the shop.
Two conflicts we are not resolving. Tesco's own store page says 6am to midnight Monday to Saturday, while shopsnearme.com claims it "trades 24 hours from Monday to Saturday" — Tesco's own page is the better source but we are printing both. And the Next, which is a bigger question than an opening time: see the shops section.
Getting there
By road
Use SA5 4BA, and no motorway junction appears on this page on purpose. The operator publishes none — its entire road guidance is the address and a Google Maps link — and a wrong junction number is worse than none, so you are getting the postcode. What the property trade does publish, consistently, is that the park sits on the A483 Pontardulais Road, approximately four miles north-west of Swansea city centre. One aggregator says five kilometres due west instead.
Parking
Parking is free, and how free is disputed. The operator says three hours free between 7am and 10.30pm, £10 outside those hours, across 1,300 spaces — and the 1,300 is corroborated by the October 2024 acquisition coverage, so it is the owner saying the same thing twice. Parkopedia says 410 spaces, free for two hours with a three-hour maximum stay, and names GroupNexus as enforcement operator. Parkopedia is crowd-sourced and the operator names no contractor at all, so we cannot reconcile them.
Our practical advice: treat two hours as the safe number and do not linger. Parkopedia's own user comments complain that the signage does not make the free period clear and that overstay charges are being enforced — exactly what you would expect when two published figures differ by an hour. They also mention a steep speed bump at the entrance and poorly marked one-way routes.
No height restriction is published by the operator. Parkopedia records "none". If you are driving something tall you will have to judge it on arrival; AccessAble's guide to the neighbouring Tesco, normally the way to settle this, returned a 403.
Electric vehicles
The operator says there are 10 electric vehicle chargers, provided by MER Group. That is its own claim and we could not cross-check it against Zapmap or PlugShare on this pass, so treat it as the landlord's figure rather than a verified one. Separately, the Tesco Extra lists electric vehicle charging on its own store page — those are Tesco's chargers on Tesco's land, and they are not the same ten.
By bus
No bus route number is published by anyone. Not the operator, not the managers, not the agents. An aggregator says regular services run from central Swansea and that the stop is close to the entrance, but it is unattributed and we are not printing an unsourced route. This is a real gap for a park four miles out of a city with a decent bus network, and we would rather flag it than guess.
By train, bike, coach or taxi
No railway station is named by the operator and no walking distance or time is published by anybody. Nor is there any mention anywhere of cycle parking, a coach bay or a taxi rank.
Accessibility
This is close to a blank, and that is the honest answer. The operator's readable page does not mention accessible toilets, a Changing Places toilet, baby changing, wheelchair hire, Shopmobility, quiet hours or a dogs policy. Parkopedia records disabled spaces and a Safer Parking Award, and that is the entirety of what is published.
Two caveats on that blank. This is an open-air park with shop doors opening onto the car park rather than an enclosed mall, so the usual questions about lifts and levels mostly do not arise. And the Tesco Extra next door publishes an accessible toilet, automatic doors and baby changing on its own store page — Tesco's building, not the park's, but if you need a toilet in Fforestfach it is the one thing anyone has confirmed exists. The shops
There is no readable store directory — the operator's directory page would not load. The list below comes from the logo strip on the operator's own homepage, read on 12 September 2026, plus the names the owner used in its press releases and the units confirmed by letting particulars.
What the operator itself names
Home Bargains, Aldi, Boots, Costa, Anytime Fitness, Card Factory, Next, Jollyes, The Food Warehouse, Caffè Nero and 925 Treats. The October 2024 acquisition releases separately named Boots, Aldi, Next, Caffè Nero, Anytime Fitness and Home Bargains — the same core list, from the owner, eighteen months earlier.
Poundland occupies Unit 15, confirmed by its own listing at SA5 4BA and by Completely Retail's particulars for the 12,380 sq ft first floor above it. McDonald's is named as an anchor and Hobbycraft appears on the same firm's tenant list, though its particulars are inconsistent about which side of the road some names sit on.
The gallery in Units 4 and 5
Worth knowing about, because nobody expects it: The Photographic Angle, a photography charity, runs a free open-plan exhibition space in Units 4 and 5, which you check into at a reception desk. We have written about a lot of retail parks and this is the first with an art gallery in the unit mix.
Dated arrivals — and there are three good ones
- The Food Warehouse (Iceland Foods) — announced 31 October 2024 on a 10-year lease over 15,000 sq ft, with enabling works due to finish in January 2025 and the store opening in April 2025.
- Jollyes Pets — opened 15 November 2025, the first of six national launches in six weeks, creating six jobs, with Claudia Circiuamru named as manager. The park temporarily restyled itself "Fforestbarc" for the opening weekend, which is either charming or unforgivable depending on your view of puns.
- Nando's — signed for Unit 3, 3,945 sq ft, on a 15-year lease, targeted to open in early 2026 and expected to create over 40 jobs. We could not confirm that it has actually opened. No opening announcement has followed the letting announcement.
The Next question
We cannot tell you whether there is still a Next at Parc Fforestfach. The operator's homepage logo strip showed Next as a tenant on 12 September 2026. One aggregator carries live hours for "Next, Unit 14, Parc Fforestfach, SA5 4BA". A second has the same store marked closed every day with the flat statement that it "has been shut down". And Next's own store locator lists exactly one store in this area — Swansea Outlet, Unit 8, SA5 4BB, the park across the road.
Next's own locator is the best source of the four and it does not list a SA5 4BA store — but logo strips go stale, locators lag, and no dated closure was ever announced by anybody. If you are going to Fforestfach for Next, go to SA5 4BB, where Next itself says a store exists.
What has gone
No dated departure from this park could be sourced from any publication. Not one. The Next question above is the only candidate and it has no date, no announcement and no confirmation. Some parks have a local paper that reports every closure; Fforestfach does not appear to.
A warning about directory sites
Several aggregator sites publish confident store lists for "Fforestfach Retail Park" including DW Sports, HomeSense, River Island, New Look, H&M, Clarks, Argos, TK Maxx, Sports Direct and Currys. We have printed none as tenants: some are names from the park across the road, at least one collapsed nationally in 2020, and none appears on anything the owner publishes.

The four schemes, straight
This is the most useful thing on the page, so here it is as a list.
- Parc Fforestfach / M Parc Fforestfach — SA5 4BA. About 141,000 sq ft, roughly 20 units, owned by Sheet Anchor (M Core), managed by LCP. Aldi, Home Bargains, Boots, The Food Warehouse, Poundland, Jollyes, Card Factory, Anytime Fitness, Costa, Caffè Nero.
- Tesco Extra Swansea Cadle — SA5 4BA, same postcode, different owner. A 109,000 sq ft owner-occupied foodstore with its own petrol station, pharmacy, café and F&F clothing. Not part of the retail park; its floorspace should never be added to the park's.
- Pontardulais Retail Park — SA5 4BB, across the road. M&S Foodhall (Unit 7), Currys, Pets at Home, Next Outlet (Unit 8). Separate scheme, separate car park.
- Silverwing Retail Park, Fforestfach. A much smaller scheme let to Majestic Wine, American Golf and Domino's, marketed for sale in March 2025 in an eight-property portfolio handled by Bromwich Hardy. The £224,905 annual rent reported then covers all eight properties across four towns, not the Swansea one alone.
Why the floorspace figures fight
You will see 237,500 sq ft quoted for "Parc Fforestfach" on listing sites. The figure is real but combined: the same particulars say the scheme is "anchored by a 109,000 sq. ft owner-occupied Tesco foodstore". Subtract Tesco and you are at 128,500 — the same territory as the owner's own 140,976 sq ft, but not the same number. For an early, quiet run: the Tesco opens at 6am Monday to Saturday, Home Bargains at 8am.
Things nobody publishes
We could not confirm accessible toilets, a Changing Places toilet, baby changing, wheelchair hire, Shopmobility, quiet hours, free Wi-Fi, cash machines, lost property, a gift card, a dogs policy, coach parking, a taxi rank or cycle parking anywhere on this park. That does not mean none of them exist — it means the operator does not say so on the one page of its website we could read. If one of these decides your trip, ring 0117 990 2200.
Other Welsh retail destinations
If Fforestfach is not the right trip, the obvious alternatives in south Wales are Parc Trostre at Llanelli, about half an hour west along the M4 corridor and considerably larger; Newport Retail Park at Spytty, at the other end of the M4; Cardiff Bay Retail Park; and for outlet shopping, Bridgend Designer Outlet between Swansea and Cardiff.
How it got here
We do not know when this park opened, and we are not going to pretend otherwise. No opening year appears in anything we could read — not the owner's pages, not the letting particulars, not the trade press coverage of the 2024 sale. One aggregator asserts "the early 2000s", but the same page lists shops that are demonstrably at the park across the road, so its dating is worth nothing. A council retail study or planning file would almost certainly settle it; we ran out of research budget before we could work them, and we would rather say so than fill the gap with a guess.
What is properly dated starts in the autumn of 2024. Until then the park traded as Fforestfach Retail Parc — with a c, which is where the domain name comes from.
In October 2024 it changed hands. Sheet Anchor, part of the M Core group, bought it, with LCP — also part of M Core — taking over management and letting. LCP's own release is dated 21 October 2024; BE News reported it on 18 October 2024, and we are printing both dates because neither party reconciles them. The park was described at that point as 142,000 sq ft across 19 units ranging from approximately 2,300 to 40,000 sq ft, with 1,300 parking spaces, and the tenants named were Boots, Aldi, Next, Caffè Nero, Anytime Fitness and Home Bargains. Osborne Clarke, through Orestis Kotsifakis, acted on the legals.
No purchase price was disclosed and no seller was named, by either party, in either report, and no ownership percentage is published anywhere. Those are not on the record and we have not invented them.
The two quotes from the deal are the only substantive first-party description of the place that exists. James Buchanan, group managing director of LCP, said the acquisition "aligns perfectly with M Core's strategy of investing in well-located retail assets with strong tenant mixes". Adam Martin, director and head of LCP's Bristol office, looked forward "to working with existing tenants, as well as welcoming new brands, to create a thriving retail park" — a point of pedantry, LCP's own release renders that last word "parc", with the Welsh spelling, while BE News has "park".
The rebrand followed the sale and the letting programme started at once. Ten days later, on 31 October 2024, LCP announced The Food Warehouse on a 10-year lease over 15,000 sq ft, opening April 2025 — the letting the quote at the top of this page comes from. Jollyes opened on 15 November 2025, creating six jobs under manager Claudia Circiuamru, with the park briefly restyled "Fforestbarc". Nando's then signed for Unit 3 — 3,945 sq ft, a 15-year lease, over 40 jobs — targeted at early 2026, with no opening reported since.
Read across those three lettings and the picture is a park being filled out rather than redeveloped. A food discounter, a pet superstore and a casual dining unit, all on long leases, inside fourteen months of a change of ownership. Nothing published suggests structural work, an extension or a planning application. If the unit count really did go from 19 to 20 in that time, a sub-division to create the Food Warehouse unit is the obvious explanation — but nobody has said so, and we are not writing it as fact.
What we could not check
- The park was renamed M Parc Fforestfach in October 2024. The domain did not change and still reads fforestfachretailparc.co.uk. Anything online that calls it "Fforestfach Retail Parc" and names no owner is describing the park before the sale.
- No opening year exists in any source we could read. An aggregator asserting "the early 2000s" also lists shops from the park across the road, so we have not repeated its date. A council retail study or planning file would probably settle it; we did not get to one.
- Floorspace is published three ways. 140,976 sq ft on the owner's live estate pages, 142,000 sq ft in the owner's own October 2024 acquisition release, and 237,500 sq ft on Completely Retail. The last of those is a COMBINED figure that includes the 109,000 sq ft owner-occupied Tesco, which is a separate property.
- The unit count is 19 or 20 depending on the page. 19 in the October 2024 releases, 20 on the owner's live estate pages. Nobody explains the difference. Our own records previously said about 25, which nothing supports.
- Parking spaces are disputed: 1,300 or 410. 1,300 is the operator's, corroborated by the acquisition coverage; 410 is Parkopedia's, crowd-sourced, and may be counting one car park rather than the site.
- How long parking is free is disputed. The operator says three hours between 7am and 10.30pm, with £10 charged outside those hours. Parkopedia says two hours free with a three-hour maximum stay. Treat two hours as the safe number.
- No car park height restriction is published, and no enforcement contractor is named by the operator (GroupNexus appears only on Parkopedia). Parkopedia records "none", which is crowd-sourced. AccessAble's guide to the neighbouring Tesco, which would normally answer this, returned a 403 and could not be read.
- The ten MER Group EV chargers are the operator's claim alone, not cross-checked against Zapmap or PlugShare. Do not plan a journey around charging here without ringing first.
- The operator publishes no weekday or Sunday opening hours for the park at all — only "Bank Holidays: 10:00am – 4:00pm" and "Individual store opening hours may vary". Every other row in the hours table comes from a shop, not from the landlord, and the aggregator rows are labelled.
- Whether Next still trades at SA5 4BA is unresolved. The operator's logo strip says yes, one aggregator says it has shut, and Next's own locator lists only the Swansea Outlet at SA5 4BB. No closure was ever announced. For Next, go to SA5 4BB.
- No dated departure from this park could be sourced from any publication, and we could not confirm that Nando's has opened. No bus route number, railway station or walking time is published by anyone.
- No purchase price, no seller and no ownership percentage were disclosed for the October 2024 acquisition. Anyone quoting a figure is not quoting the parties.
- Accessibility is essentially unpublished. No accessible toilet, Changing Places, baby change, wheelchair hire, Shopmobility, quiet hours or dogs policy is stated for the park. Parkopedia records disabled bays and a Safer Parking Award; that is all.
- Only one page of the operator's website could be read. Its opening-hours, stores and about pages would not fetch and its shopping page returns a 404; direct access to the domain was refused at our network layer and its Facebook page is blocked to us by robots.txt. Much of what is missing here may exist on pages we could not open.
