Sixfields Retail Park, Northampton: Shops, Parking, Directions and Opening Times

A small, free-parking retail park on Gambrel Road, a mile and a half west of Northampton town centre, anchored by Next, an M&S Foodhall and Boots, with a Sainsbury's next door and a Cineworld across the road. It has no website of its own, no centre management number and no published opening hours — none of that is an oversight on our part, it genuinely does not exist. Here is what can actually be sourced, who owns it, and which of the four different things in Northampton called "Sixfields" you are looking for.

Sixfields Retail Park sits on Gambrel Road, Northampton NN5 5DG, just off the A4500 Weedon Road and about a mile and a half west of the town centre. It is a compact open park — around 60,000 sq ft of shops in a single run of units around a free surface car park — with Next as the largest name, an M&S Foodhall for the weekly shop, Boots, a TUI travel shop, a drive-thru Costa and, since July 2026, a Pets at Home with a veterinary practice inside it.

Start with the thing that shapes this entire page: there is no operator website. We looked for one four separate ways and nothing exists. No scheme site, no store directory, no opening-hours page, no news page, no contact form and no centre-management telephone number. The park is owned by a pension fund and marketed by a letting agent, and that agent's property page states in terms that it is not responsible for management issues — it gives car park fees and CCTV as its own examples. So when this page says something is "not published", it means there is no party publishing it.

Second: which Sixfields? Northampton has at least four separate things carrying the name, and almost everything written about them online blends them together. Sixfields Retail Park is the shops, on Gambrel Road, NN5 5DG. Sixfields Leisure Park is a separate 100,863 sq ft scheme on Weedon Road at Upton, NN5 5QJ, with the Cineworld, Tenpin, Nuffield Health, Bella Italia, Pizza Hut and The Walter Tull pub. Sixfields Stadium is Northampton Town's football ground. And the Sainsbury's everyone parks at is a standalone superstore adjacent to the retail park, not part of it — the bus stop is even named after the supermarket rather than the park. If you put NN5 5QJ into a satnav expecting Next, you will arrive at the cinema.

Third, a warning about the local news. Northampton also has a Riverside Retail Park and a Nene Valley Retail Park, and a great many "busy Northampton retail park" headlines turn out to be about one of those rather than this one. We checked each story against the street name before using it, and several were discarded. The big fire that destroyed a Pets at Home and a Dunelm on 31 May 2025 happened at Nene Valley, not here — although it is the reason Pets at Home is here now.

What follows comes from the letting agent, Completely Retail's scheme records, Next's own store page, an AccessAble survey of the Next unit, a bus-stop database, a paving manufacturer's engineering case study and six stories in the Northampton Chronicle & Echo. Where a figure came from a third party rather than from the horse's mouth, we say so in the row itself.

This is the first park we have written up where the usual method could not even be started. Normally we read three or four of the operator's own pages, find that they contradict each other, and print every version with the page it came from. Here there are no operator pages at all, so every time above is a tenant speaking about its own unit, and two of the tenants would not speak to us.

Next is the only first-party source in the table. Its store page for Unit 2A is properly server-rendered and gives the full week: 9am to 8pm Monday to Friday, 9am to 7pm on Saturday and 10.30am to 4.30pm on Sunday. The same page lists the departments in the branch — menswear, womenswear, childrenswear, home, a lingerie room, schoolwear, a cafe and Click & Collect — but, oddly, renders a telephone icon with no telephone number behind it.

The M&S times are a third party's and we have labelled them as such. M&S's own store page for Northampton Sixfields Simply Food returned nothing but navigation and meta tags when we fetched it — the store panel is loaded by JavaScript we cannot run. The 8am to 8pm weekday and 10am to 4pm Sunday times above come from an opening-times aggregator, along with the number 01604 581142. Aggregators go stale silently. If the food hall opening at 8am is the reason you are going, ring first.

Boots is a blank and we would rather say so than guess. boots.com refused our request outright. We can tell you the branch exists, that it is store number 6446 and that it trades from Unit D, and that is all we can honestly tell you.

Assume the drive-thru and the supermarket run to different clocks. Costa's drive-thru and the adjacent Sainsbury's will both be open long before and after the shops, as they are everywhere — but neither publishes times we could attach to this address, so neither is in the table.

Getting there

By road

Use NN5 5DG. No motorway junction number appears on this page, and that is deliberate: there is no operator publishing one, and a wrong junction is worse than no junction. What can be stated is the road geography. The park is on Gambrel Road, off the A4500 Weedon Road, which is the main western approach into Northampton, and Completely Retail places it 1.5 miles west of the town centre.

The postcode matters more than usual here. NN5 5DG is the retail park. NN5 5QJ is Sixfields Leisure Park, on the other side of Weedon Road at Upton — the cinema, the bowling, the gym. They are a short distance apart and they are different destinations with different car parks. Signage on the ground points to "Sixfields" generally, which does not help.

Parking

Parking is free for all users, on a shared open-air tarmac car park. That comes from AccessAble, which surveys sites in person, and it is the single most useful verified fact about the place.

What nobody publishes: how many spaces there are, whether there is a time limit, who enforces it and whether there is a height restriction. The space count would be on the letting agent's site plan, which is blocked to us. Read the agent's own disclaimer — it says it is not responsible for "car park fees" — as a reminder that free today is not a promise about next year.

For blue badge holders the news is better than average: 10 or more designated bays at 360cm by 490cm, with a 120cm hatched zone. That is a full-width bay with a real transfer buffer rather than the squeezed markings you get on older parks.

By bus

The stop is "Sixfields, outside Sainsburys", with its opposite pair "Sixfields, opposite Sainsburys" — note that it is named after the supermarket, not the retail park, which is one more reason the two get muddled. Two Stagecoach Midlands services call there:

Older listings also mention routes 9 and 15 in connection with Sixfields. We saw those only in search snippets, could not confirm them against a timetable, and have not printed them as fact.

By train

Northampton is the town's only station and it sits in the town centre, on the West Coast Main Line's Northampton loop. Nobody publishes a walking distance or time from the station to this park — not the operator, because there is not one; not the rail companies; not the council. The park is a mile and a half west of the centre, so a bus or a taxi from the station is the sensible move rather than a walk you have talked yourself into.

By bike, coach or taxi

No cycle parking, coach parking or taxi rank could be sourced for the park. Again, that is an absence of publication rather than a confirmed absence of facilities.

Accessibility

The only accessibility survey that exists for anything on this park is AccessAble's guide to the Next unit, and it is a good one. Step-free access from the car park, automatic double doors with a 205cm opening, a weather canopy over the entrance, a clearly signed door and staff available to assist. Hearing loops are installed, with AccessAble's own test dates recorded as 3 March 2025 for womenswear and 13 December 2023 for menswear.

The bad news is toilets. AccessAble records that Next has no standard toilets available, no accessible or adapted toilet for public use and no Changing Places facility. Nothing else on the park publishes toilet provision at all. In practice the adjacent Sainsbury's is the realistic option, and we cannot confirm that either.

The shops

There is no store directory for Sixfields Retail Park, because there is nobody to publish one. What follows is assembled from the letting agent's record, tenants' own store pages and dated local press. The master listing we started from said "around 15 stores"; we can evidence roughly half that, and we would rather print the smaller honest number than repeat a round one.

What is here

A Sainsbury's superstore sits immediately next door and is what most people actually mean when they say they are "going to Sixfields" for a shop. It is a separate business on a separate site.

The arrival: Pets at Home, 3 July 2026

The one genuinely well-documented thing that has happened here recently. Pets at Home opened at Sixfields on Friday 3 July 2026, with an opening event from 11am to 6pm. It is a 6,400 sq ft store with a 1,960 sq ft Vets for Pets practice attached, and the veterinary side is unusually well equipped for a retail park: an operating theatre, digital X-ray, ultrasound, a laboratory, dental and orthopaedic services, and separate waiting areas and wards for cats and dogs. The shop itself has a "pet village" and Click & Collect lockers.

It is here because of a fire. The chain's previous Northampton store, at Nene Valley Retail Park, was destroyed along with the neighbouring Dunelm in a major blaze on 31 May 2025. The practice marked the anniversary publicly before reopening five weeks later on this park.

The move needed planning permission for a mezzanine, taking the unit from 200 sq m to 249 sq m — an extra 49 sq m. West Northamptonshire Council's reasoning, reported on 11 March 2026, was that "given the very limited increase in floorspace it is not considered that there would be a significant change in the number of visitors to the site", and that the highway authority had not objected.

The departure: Poundland, 31 December 2025

Poundland traded from Unit C and closed on 31 December 2025, announced four weeks earlier on 5 December. It was one of a long series of closures across the chain's national restructuring after the business changed hands in 2025, and the same reports confirmed that Pets at Home would be taking the unit. This is the only dated departure from Sixfields we could find.

It is also a useful warning about directories: Completely Retail's tenant list for the scheme still carried Poundland when we checked it in September 2026, nine months after the shop shut.

Costa, 5 March 2019

The drive-thru and coffee shop opened on 5 March 2019, creating 22 jobs. Whitbread, then Costa's owner, issued a statement through an unnamed spokeswoman, which is why you will not find it quoted on this page.

What is not here, and never was

Sixfields has never had a department store — no Debenhams, no House of Fraser, nothing of that shape. At 60,000 sq ft there was never room for one. Two stories that regularly surface on a search for this park belong to a different one: the Oak Furnitureland mezzanine application of May 2026 and the M&S Food Hall proposal of June 2024 are both at Riverside Retail Park on Fairground Way, off the A45 Nene Valley Way. Neither is coming to Gambrel Road.

Useful to know

Know which car park you want before you set off

This is the single most useful thing on the page. NN5 5DG for the shops. NN5 5QJ for the cinema, the bowling and the gym. The two Sixfields schemes face each other across Weedon Road, have separate car parks and separate owners, and a satnav will not warn you that you have picked the wrong one. The Sainsbury's is a third car park again, on its own site next to the shops.

Free parking, no published limit

Parking is free for everyone and there is no published time limit — but there is also no named enforcement company and no operator making a promise about it. In practice you can take your time. In principle, nobody has committed to anything.

Blue badge holders

Ten or more bays at 360cm by 490cm with a 120cm hatched zone is genuinely good provision, and the Next entrance is step-free with a 205cm automatic door under a canopy. Hearing loops are installed at Next and were tested in March 2025 and December 2023.

Toilets are the weak point

No public toilets are published for the park, and AccessAble records that Next has none available. There is no accessible toilet for public use at Next and no Changing Places facility anywhere on the park that anyone publishes. If that decides your trip, plan around the supermarket next door or the leisure park opposite.

Vets, not just pet food

The Vets for Pets practice inside Pets at Home is a full clinical site — theatre, X-ray, ultrasound, laboratory, dentistry and orthopaedics, with cats and dogs waiting and recovering separately. For a small retail park that is an unusual amount of useful infrastructure, and it is the reason a good many people now come here at all.

No clean air charge

Northampton has no clean air zone or congestion charge. Driving in costs nothing beyond the fuel.

Things nobody publishes

We could find no confirmation of cash machines, free Wi-Fi, baby changing, a lost property arrangement, a dogs policy, gift cards, quiet hours, coach parking, a taxi rank or cycle racks. Most retail parks have several of these. The absence here is an absence of publication, not proof of absence on the ground — but with no website and no management number there is nobody to ring and ask, which is itself worth knowing before you rely on any of them.

If you want a bigger trip

Sixfields is a top-up park rather than a day out. For a proper afternoon, Rushden Lakes is about twenty miles east in North Northamptonshire, Fosse Park is up the M1 at Leicester, and East Midlands Designer Outlet at South Normanton is the outlet option further north.

How it got here

We cannot tell you when Sixfields Retail Park opened, and we are not going to pretend otherwise. No opening year, developer, architect or main contractor for the park could be found in any source we could reach — not the letting agent, not Completely Retail, not the trade press, not the local press, and not the council's own planning record. Northampton's adopted Local Plan Part 2 (March 2023) mentions Sixfields exactly once in the whole document, at paragraph 2.1.30, and only to list "cinemas (at Vue Sol Central and Cineworld Sixfields)". The town's statutory plan does not designate, describe or quantify the retail park at all.

The only real history we could source came from a paving manufacturer. Brett Landscaping's project case study for the wider "Sixfields Leisure and Retail Centre" names Northampton Borough Council as the client and gives a total works area of 52,000 square metres — a site area covering car parks and roads, not retail floorspace, and covering the whole Sixfields development rather than this park alone.

What it describes is worth knowing. The whole of Sixfields was built on a derelict brownfield site that had been a landfill and gravel extraction area since the 1970s, on the bank of the River Nene, and turned into a mixed-use regeneration of housing, sports facilities and parking with a nature reserve retained alongside. The car parks are a piece of drainage engineering. Two main car parks of 19,000 and 16,000 square metres, plus 17,000 square metres of connecting roadway, were laid in permeable paving draining through five outfalls into an adjacent brook, so that surface water "passes down into the sub-base providing attenuation before it is released at a constant rate" rather than running straight off a floodplain site into the river. The same design traps hydrocarbons in the sub-base, which is why there are no oil interceptors or catch pits eating into the developable area.

That is an unusual amount of engineering to find under an ordinary-looking car park, and it explains the shape of the place: a low-density scheme spread across a large, flat, heavily drained site, because that is what the ground would take.

Ownership. The park is owned by Universities Superannuation Scheme Limited — the pension scheme for university staff, one of the largest private pension funds in the country — and let through Park Place Retail. That comes from the agent naming its own client on its own property page, which for a park this size is about as close to a primary source as the record gets. No acquisition date, no price, no yield and no ownership share is published by anyone, and we could establish no earlier owner at all. The ownership chain before USS is simply a blank in the public record.

The management gap is the story. Park Place Retail's page for the scheme says plainly that the agent is not responsible for management issues, offering car park fees and CCTV as examples, and directs such enquiries elsewhere — without saying where. No managing agent is named, no centre manager is named and no telephone number for the park is published. A 60,000 sq ft park with strong national tenants and a pension fund behind it turns out to have no public face whatsoever. Everything a shopper would normally get from an operator — hours, a directory, a facilities list, a number to ring — has to be reconstructed from the tenants one at a time, and two of the seven would not answer.

Recent change has been driven by events elsewhere. Poundland's closure on 31 December 2025 came out of a national restructuring, and the unit was refilled seven months later by a Pets at Home displaced from Nene Valley Retail Park by the fire of 31 May 2025. Neither decision was about Sixfields. That is what a small, well-located, fully-let park looks like from the outside: nothing happens for years, and then two national stories land on it in the same eighteen months.

What we could not check

  • There is no operator website for Sixfields Retail Park. We searched for one four different ways and found nothing — no scheme site, no directory, no hours page, no contact page. Any third-party site presenting itself as the park's official page is not.
  • No park-wide opening hours are published by anybody. Every time on this page is a tenant speaking about its own unit, not the park speaking about itself.
  • The M&S Foodhall times are a third party's, not M&S's. M&S's own store page for Northampton Sixfields Simply Food returned only navigation and meta tags to us — the store panel is JavaScript we cannot run. The 8am to 8pm weekday, 10am to 4pm Sunday times and the number 01604 581142 come from an opening-times aggregator and may be stale.
  • Boots' opening hours could not be obtained at all. boots.com returned a 403 to our request. The branch is store 6446 in Unit D; that is everything we can honestly state about it.
  • No hours exist in any readable form for TUI, Costa, Pets at Home or Mamas & Papas.
  • The opening year is unknown. No source we could reach gives an opening date, developer, architect or contractor for the retail park. The town's adopted Local Plan mentions Sixfields once, and only to name the cinema across the road.
  • 60,000 sq ft is the only floorspace figure that exists. There is no second measurement from a second party to check it against. The letting agent's brochure and site plan PDFs, which would carry unit-by-unit areas, are blocked to us by the host that serves them.
  • The store count is an estimate and the master listing was too high. We can evidence seven names including one we are unsure about. No complete directory exists, and Completely Retail's tenant list still showed Poundland nine months after it closed.
  • We could not confirm that Mamas & Papas still trades here. It appears at 33 Gambrel Road on a third-party store-network listing only, with no first-party confirmation.
  • The number of parking spaces is not published by anyone. The figure would be on the agent's site plan, which we cannot read.
  • No car park height restriction is published, by anybody. It is an open surface car park so a barrier is unlikely, but we are not asserting the absence of a height limit as a fact.
  • No parking time limit, ANPR contractor or enforcement company is named anywhere. Parking is free today; the letting agent specifically disclaims responsibility for "car park fees", so nobody has committed to it staying that way.
  • Electric vehicle charging is neither confirmed nor ruled out. There is no operator page to check and we did not reach Zapmap or PlugShare for this site in this session.
  • Public toilets and baby changing are unconfirmed for the park as a whole. AccessAble records that the Next unit has no standard toilets available, no accessible toilet for public use and no Changing Places facility. Nothing else here publishes anything on the subject.
  • No managing agent, centre manager or telephone number for the park is published by anyone. The letting agent states in terms that it is not responsible for management. There is nobody to ring to check any of the above.
  • No acquisition date, price, yield or ownership percentage is published for Universities Superannuation Scheme's ownership, and no earlier owner could be established. We have not written a percentage and neither should anyone else.
  • No footfall figure of any kind exists for this park — not an absolute number, not a percentage movement, from any source.
  • No motorway junction number appears on this page, deliberately. There is no operator publishing one, and a wrong junction is worse than none. Use NN5 5DG and the A4500 Weedon Road.
  • Bus routes 9 and 15 are not printed here. They appear in older third-party listings for Sixfields but we could not confirm them against a timetable. The confirmed services at "Sixfields, outside Sainsburys" are Stagecoach Midlands 9A and 87.
  • No walking distance or time from Northampton station to the park is published by anyone. The park is about a mile and a half west of the town centre.
  • Sixfields Retail Park, Sixfields Leisure Park, Sixfields Stadium and the Sainsbury's are four separate things. The 60,000 sq ft on this page is the retail park alone; the leisure park's 100,863 sq ft is a separate scheme with a separate postcode. Do not add them together without saying so.
